Termite treatment in Miami starts with one question: which termite is in your home? Drywood termites live entirely inside the wood they eat. Subterranean termites, including Formosan termites, are tied to the soil. Each group needs a different approach. A method built for one group will not control the other, so identifying the species comes before any treatment plan.

What Happens During a Termite Inspection at Your Home

The inspector looks for the signs that separate one termite group from another. Drywood termites often leave small pellets and kick-out holes in wood trim, furniture or attic framing. Subterranean and Formosan termites usually build mud tubes along foundations and walls because they need contact with soil moisture. The inspector also notes conditions such as wood touching the ground or ongoing leaks, since several contracts require these to be fixed. At the end you get written options for the species found.

When Do Termites Swarm in Miami and South Florida?

Swarms are the moment many Miami homeowners first notice termites. Winged termites, called alates, leave mature colonies to mate and start new ones. University of Florida IFAS research shows the timing depends on the species, so no single calendar fits all of them.

  • Formosan subterranean termites: In Florida they typically swarm from early April to late June, shortly after sunset, with peak activity in May. A flight can hold tens of thousands of insects. If a structure is infested, swarms can happen indoors.
  • West Indian drywood termites: UF/IFAS describes mating flights for this species from April to June. Flights can happen at other times of year too. Colonies usually don’t produce swarmers until they are about five years old, so a first swarm can mean the colony has been in the wood for a while.
  • **Native subterranean termites (Reticulitermes):** Florida’s three species fly at different times. R. hageni flies from early December to early February, in the evening. R. flavipes flies from early January through April. R. virginicus flies from early February to late May. The last two usually fly on warm, sunny, windless early afternoons, often after rain.

Put together, these windows cover much of the year across Florida’s species, with a spring cluster for Formosan and West Indian drywood termites. Discarded wings near windowsills, doors or light fixtures are worth reporting whenever you find them. Collect a few in a sealed bag so the inspector can confirm the species.

How Termite Treatment in Miami Works, Step by Step

The process is the same for every species up to the point where the treatment method is chosen. After that, the steps follow the method that fits your termites.

  1. Free standard inspection.

    An inspector checks the accessible areas of your home for termite activity and for conditions that attract termites.

  2. Species identification.

    The inspector works out whether the activity is drywood, Formosan or another subterranean termite. That decides which services apply. Baiting is used only for subterranean termites. Spot treatment and bonds are used only for drywood termites.

  3. Written options and quote.

    You get the compatible options and a written quote before any treatment, including the coverage terms for each one. You decide what fits your home and budget.

  4. Preparation.

    Tent fumigation comes with a preparation checklist, and you must be out of the home for the vacate period, which is typically two nights and three days. For liquid Formosan treatment, you clear items away from the foundation and mark any buried lines. You do not have to leave the home. For baiting, the technician needs access to the soil around the perimeter.

  5. Treatment by a technician.

    The technician applies the chosen method according to the product label. That could be localized injections, attic or radius treatment under a bond, whole-home fumigation, trenching and injection with liquid termiticide, or installing bait stations.

  6. Coverage under your agreement.

    Coverage terms differ by service, and Formosan fumigation is sold without a warranty. Tell us promptly about any activity you see. Warranty service follows the terms of your specific contract.

Termite Warranty Coverage: What Each Treatment Includes

Coverage depends on the service you choose, and each one has its own contract. Drywood bonds and drywood fumigation include re-treatment at no charge for covered drywood activity during the term, with optional annual renewal. Spot drywood treatment covers only the listed areas for 60 days and cannot be renewed or transferred. Liquid Formosan treatment includes further liquid treatment for one year and can be renewed. It never includes fumigation. The baiting system includes a first year of station monitoring and servicing, with optional renewal. Please read the warranty terms for your chosen service before you sign.

Formosan fumigation is sold with no warranty. No termite service we offer covers wood repair or termite damage.

Does Formosan fumigation come with a warranty?

No. Formosan fumigation is a single treatment with no warranty, no renewal and no included re-treatment. Any later work is quoted as new work. If you want ongoing coverage for Formosan termites, ask about liquid Formosan treatment or the baiting system.

Will a termite warranty pay for damaged wood?

No. None of our termite agreements cover wood repair or termite damage. Coverage is limited to the treatment or station service defined in your contract. We recommend having damaged framing checked by a qualified contractor.
