Termite treatment in Aventura starts with one question: which termite is in your home? Drywood termites live entirely inside the wood they eat. Native subterranean termites depend on soil and moisture. Formosan termites usually connect to the soil too, but they can also form above-ground (aerial) infestations. Aventura has the same warm, humid climate as the rest of South Florida. University of Florida research shows that established native subterranean colonies (Reticulitermes) in Florida feed on wood all year. Drywood colonies can grow unseen inside framing, trim and furniture. A small pile of pellets under a windowsill can be the first clue. So can a scatter of shed wings after a spring evening. Signs of Drywood and Subterranean Termite Activity at Home

Different termites leave different evidence. Knowing the signs helps you describe the problem when you call.

  • Pellets (drywood termites): Drywood termites push small, hard droppings, called frass, out of tiny holes in wood. The pellets often gather in small piles on windowsills, floors or furniture.
  • Mud tubes (subterranean termites, including Formosan): These termites build mud tubes to travel between the soil and wood, often along foundation walls.
  • Shed wings: After a swarm, either group can leave piles of wings near windows, doors and light fixtures.
  • Hollow wood: Damaged wood may sound hollow when you tap it.

If you see any of these signs, try to leave the area alone until the inspection. That way our inspector sees the evidence just as you found it.

When Do Termites Swarm in South Florida? Timing by Species

Many homeowners first learn they have termites when a swarm appears. Mature colonies release winged reproductives, called alates, on dispersal flights to start new colonies. University of Florida (UF/IFAS) research shows that each species swarms on its own schedule. A swarm in January and a swarm in May can point to different termites and different treatment choices.

Here is the Florida swarm timing for each species, from UF/IFAS:

  • Formosan subterranean termites: In Florida, they typically swarm from early April to late June, shortly after sunset, with peak activity in May. A single flight can include tens of thousands of insects. When a building is infested, the swarm can happen indoors.
  • West Indian drywood termites: Mature colonies make mating flights from April to June, though flights can happen at any time of year. A colony takes about five years to mature before it produces swarmers. Damage can build quietly for years before you see any wings.
  • Native subterranean termites (Reticulitermes): Florida’s three native species each swarm at a different time:
  • R. hageni flies from early December to early February, in the evening.
  • R. flavipes flies from early January through April.
  • R. virginicus flies from early February to late May.

R. flavipes and R. virginicus usually fly in the early afternoon on warm, sunny, windless days, often after rain.

Termite Warranty Coverage: What Each Treatment Includes

No single termite warranty covers every method. Each service has its own written agreement:

  • Drywood bond: You pick a one-year or three-year initial term. During that term, we provide any added drywood treatments we find necessary at no extra charge. After the first term, you can renew one year at a time. The bond transfers to a new owner if you give written notice within thirty days of closing.
  • Drywood fumigation: One-year initial term with yearly renewal. Drywood re-treatment is included at no extra charge during the term.
  • Spot treatment: Covers only the treated areas, for sixty days. It can’t be renewed or transferred to a new owner.
  • Formosan liquid treatment: One-year term with yearly renewal. Any covered retreatment is more liquid treatment, never fumigation.
  • Baiting system: Installation includes the first year of monitoring and station servicing for subterranean termites, including Formosan. After that, renewal is optional each year. It doesn’t cover drywood termites or above-ground infestations.
  • Formosan fumigation: Sold with no warranty. It’s a one-time fumigation with no included retreatment. Any later work is quoted as a new, separate job.

The full warranty terms for each service are in the agreement you sign, so read them before you choose. None of these warranties pays for wood repair or termite damage. Coverage also depends on you doing your part, like fixing moisture problems we point out and telling us in writing about structural changes.

Drywood fumigation treats the whole structure and comes with a one-year renewable warranty. Your inspector will explain which options fit what they found.

Does a termite warranty cover damage repair?
