If you know the common signs, you can tell us what you have seen before the inspection. Drywood termites push small, hard fecal pellets out of the wood, and these often collect in little piles below windowsills, baseboards or attic framing. Subterranean termites, including Formosan, build mud tubes along foundations and walls so they can travel between the soil and the wood. Discarded wings near doors and windows usually mean a swarm happened nearby. Wood that sounds hollow or crumbles when pressed can point to either group. If you have seen any of these signs, note where and when, because that helps narrow down the species.

When Do Termites Swarm in Florida?

For many homeowners, a swarm is the first sign of termites: winged termites around a window, a light fixture or a sliding door. Swarm timing depends on the species. The windows below come from University of Florida (UF/IFAS) species research for Florida as a whole. They are not local Delray Beach data.

  • Formosan subterranean termites: In Florida they typically swarm between early April and late June, shortly after sunset. Swarming peaks in May. A single flight can include tens of thousands of termites, and when a structure is infested, the swarm can happen indoors.
  • West Indian drywood termites: This drywood species flies from April to June, though flights can happen any time of year. After a flight, the termites shed their wings and pair off. Each pair looks for a crack, hole or knot in wood to start a new colony.
  • Native subterranean termites: Florida’s three Reticulitermes species each have their own window. R. hageni flies from early December to early February. R. flavipes flies from early January through April. R. virginicus flies from early February to late May. The last two usually fly on warm, sunny, windless early afternoons, often after rain. R. hageni flies in the evening.

Taken together, these Florida windows overlap across much of the winter and spring. Swarm timing alone does not identify the termite in your home. If you spot winged termites or discarded wings, note the date, the time of day and where you saw them. That detail is useful background for our inspector, who confirms the species on site before recommending a method.

How Our Termite Inspection and Treatment Process Works

We treat termites with termite-specific methods. The steps below are how a typical job goes:

  1. Free inspection.

    Our inspector checks the accessible areas of your home, including the attic where it can be reached. We look for signs such as drywood pellets, mud tubes, discarded wings and damaged wood.

  2. Species identification.

    The inspector works out whether the activity comes from drywood termites, Formosan termites or another subterranean termite. That narrows down which services can work.

  3. Written options.

    You get a written quote listing the methods that fit your situation. A limited drywood problem may call for spot treatment or a bond, which can include attic treatment, spot injections or radius treatment. Widespread drywood activity may call for whole-house fumigation. Formosan termites may call for liquid treatment, fumigation or a baiting system. Other subterranean termites may call for a baiting system.

  4. Preparation.

    Each method has its own prep. For fumigation, you have to leave the home, typically for two nights and three days, and you cannot return until the licensed fumigator posts clearance. For liquid treatment, you clear items away from the foundation and mark any buried lines. Installing a baiting system involves digging and drilling in the soil around the house.

  5. Treatment.

    Our technician applies the method you approved, following the product label. For Formosan liquid treatment, that means trenching along the foundation, drilling and injecting beneath slabs that touch the house, and spot or foam treatment where activity is known. Drill holes are patched but stay visible.

  6. Aftercare under your agreement.

    For the termite baiting system, we inspect the installed stations at least once a year while the agreement is active, meaning the first year included with installation and any renewal term you elect. The drywood bonds, drywood fumigation, spot drywood treatment and Formosan liquid treatment warranties are reactive: there are no scheduled reinspections, so tell us when you see new activity during the warranty term. We then follow the inspection and retreatment terms in the written agreement for your method. Spot drywood treatment coverage lasts 60 days and applies only to the treated areas.

A note on Formosan fumigation: it is a separate, one-time service with no warranty, no retreatment and no renewal. Formosan liquid treatment and the baiting system are separate services, each with its own written agreement.

Termite Warranty Coverage: What Each Method Includes

What most homeowners want to know first: while a warranty term is active, covered retreatment costs nothing extra. Drywood bonds start with a one-year or three-year term. Drywood fumigation starts with one year. Both can be renewed each year for a renewal fee. Formosan liquid treatment has a one-year renewable warranty that covers further liquid treatment only, never fumigation. Spot drywood treatment covers only the treated areas, for 60 days, and does not transfer to a new owner. The baiting system comes with its first year of station monitoring and servicing, and renewing each year after that is optional.

There are two firm limits. No termite service covers repairs to wood damage. Formosan fumigation is sold with no warranty and includes no retreatment, though you can hire us for later work under a separate agreement. Each service has its own written contract. The warranty terms in that contract decide what is covered, how renewal works, and what you are responsible for, such as reporting new activity and fixing water leaks.
