If you are searching for termite treatment in Fort Myers, start with one question: which termite is in your home? Drywood termites live entirely inside the wood they eat. Native subterranean termites depend on the soil around your foundation. Formosan termites are also a subterranean species, but their activity is not always limited to the soil. The right method depends on those differences. A treatment built for one group will not solve a problem caused by the other.

What Happens On Site During Each Termite Treatment

Each termite method looks different on the day of service. Drywood spot treatment targets the specific wood where activity was found. A bond can include attic treatment and injections into the affected structural members. Whole-house fumigation covers the structure with tarps and releases sulfuryl fluoride gas inside. Nobody re-enters until the fumigator tests the air and posts clearance.

Subterranean work happens mostly at ground level. Bait stations go into the soil around the perimeter. Formosan liquid treatment involves trenching along the foundation, drilling and injecting under abutting slabs, and spot or foam treatment where needed. Drill holes are patched but stay visible.

When Do Termites Swarm in Southwest Florida?

Swarms are often the first sign a homeowner notices, and University of Florida IFAS research shows that the timing varies by species. According to UF/IFAS, Formosan subterranean termites in Florida typically swarm from early April to late June, shortly after sunset, with peak activity in May. These flights can involve tens of thousands of winged termites. When a structure is infested, the swarm can happen indoors.

The West Indian drywood termite (Cryptotermes brevis) follows a different pattern. UF/IFAS reports mating flights from April to June, though flights can happen at any time of year. Florida’s native subterranean termites, the Reticulitermes species, fly on separate calendars:

  • Reticulitermes hageni: early December through early February, flying in the evening.
  • Reticulitermes flavipes: early January through April.
  • Reticulitermes virginicus: early February through late May.

UF/IFAS notes that flavipes and virginicus usually fly on warm, sunny, windless early afternoons, often after rain. For a Fort Myers homeowner, winged termites or shed wings near a window in winter can point to a different species than the same find on a May evening. That is one reason our inspector identifies the species before recommending any method. UF/IFAS also notes that established native subterranean colonies feed year-round, so a month with no swarms does not mean those colonies have gone quiet.

  5. Preparation for your chosen method.

    Tent fumigation requires you to leave the home, typically for two nights and three days, until the licensed fumigator posts clearance. Liquid treatment does not require you to leave. You do need to clear the foundation and mark any buried lines. People and pets must stay clear of the immediate work area during application and stay off treated soil until it has been watered in or has dried. Installing bait stations involves drilling and digging in the soil around the perimeter.

  6. Treatment by a technician.

    Your technician applies the selected method according to the product label.

  7. Coverage after treatment.

    Report any new activity promptly. During an active baiting term, we inspect the bait stations at least once a year. Other covered services respond after you report activity, under the agreement for your method. Formosan fumigation includes no warranty or retreatment after clearance.

Termite Warranty Coverage: What Each Method Includes

Each termite service has its own written agreement. Terms differ by method, and Formosan fumigation carries no warranty:

  • Drywood bond: a one-year or three-year initial term. We re-treat covered drywood activity at no additional charge, and you can extend coverage with an optional annual renewal.
  • Drywood fumigation: a one-year initial term with an optional annual renewal. We re-treat covered drywood activity at no additional charge.
  • Drywood spot treatment: covers only the treated areas, for sixty days. It cannot be renewed or transferred.
  • Baiting system: installation includes the first year of station monitoring and servicing. After that, you can choose an optional annual renewal.
  • Formosan liquid treatment: a one-year renewable term. Coverage is limited to further liquid treatment and never includes fumigation.
  • Formosan fumigation: sold with no warranty and no included retreatment. Any later treatment is quoted as new work.

None of these agreements pays for wood repair or termite damage, and none promises that termites will never return. Where an agreement includes coverage, it applies only to the species and areas named in that agreement. Conditions such as unrepaired leaks or later structural changes can affect it. Your inspector goes over the full warranty terms for your chosen option before you sign, including any renewal, transfer and re-treatment rules that apply to it.

We need written notice within thirty days of closing, and the transfer covers only the rest of the current term. The baiting agreement also transfers with written notice within thirty days. Spot treatment coverage does not transfer, and Formosan fumigation has no warranty to transfer.

What is the best long-term option for Formosan termites?

Formosan fumigation treats termites already in the structure, but it includes no warranty or ongoing protection. For longer-term Formosan protection, homeowners can choose liquid soil treatment or a baiting system. Your inspector compares both options for your property.
