Timing can also help, since a swarm at dusk in May may point to a different species than one on a sunny winter afternoon. When Termites Swarm in Florida, Species by Species

For many homeowners, a swarm is the first sign of termites. A swarm is a flight of winged reproductives, called alates, leaving a mature colony to start new ones. University of Florida IFAS research shows that Florida’s termite species don’t share one swarm calendar. The month and time of day you see a swarm can help point to the species:

  • Formosan subterranean termites: In Florida, these typically swarm from early April to late June, shortly after sunset. Activity peaks in May. One flight can hold tens of thousands of termites. If a structure is already infested, these swarms can happen indoors.
  • Native subterranean termites (Reticulitermes): Florida’s three species fly at different times. R. hageni flies in the evening from early December to early February. R. flavipes flies from early January through April, and R. virginicus from early February to late May. Those two usually fly on warm, sunny, windless early afternoons, often after rain.
  • West Indian drywood termites (Cryptotermes brevis): Mating flights run from April to June, but they can happen at any time of year.

This drywood species behaves differently from the subterranean groups. The colony lives entirely inside wood and never needs contact with soil. It gets moisture from the wood it eats and from its own metabolism. UF/IFAS notes that these colonies usually don’t produce alates until they are about five years old, and they can live more than ten years. A swarm from this species points to a mature colony. If you find shed wings on a windowsill or see flying insects at dusk in spring, book an inspection before you try a fix yourself.

    What happens after treatment depends on the service. With a baiting system, we inspect the installed stations at least once a year during the initial term and any renewal term you choose. Where a bond, drywood fumigation, Formosan liquid treatment or spot treatment warranty applies, service is reactive: you report new termite activity, and we schedule an inspection. Renewal is available only where your contract offers it. Spot treatment coverage lasts 60 days and cannot be renewed. Formosan fumigation has no warranty.

You may later replace the roof, build an addition or regrade soil around the foundation. Most of our termite contracts require written notice within ten days of a change like that. To keep coverage for the affected areas, you may also need a re-inspection or more treatment at your expense. Formosan fumigation comes with no coverage to keep.

Formosan liquid treatment has a one-year renewable warranty that covers further liquid treatment only, never fumigation. The baiting system includes a first year of station monitoring and servicing, and renewal after that is optional. The written contract for your option lists its full warranty terms.

Some services have tighter limits. Drywood spot treatment covers only the treated areas for sixty days and doesn’t transfer to a new owner. Formosan fumigation is sold with no warranty and no included retreatment, though we can quote any later work as a new job. None of our termite contracts pays for wood repair.
