What Tenting, Spot Injections, Bait Stations and Liquid Treatment Involve

Each termite method works differently. Whole-house fumigation seals the structure under tarps and uses sulfuryl fluoride gas to reach termites throughout the wood. You can go back inside only after the fumigator tests the air and posts a written clearance notice. A drywood bond can include attic treatment, spot injections or radius treatment in the areas found during inspection. Spot treatment covers only specific areas listed in your agreement.

For termites that come from the soil, bait stations go into the ground around the outside of the home. We monitor and service them during the covered term. Formosan liquid treatment involves trenching along the foundation, drilling and injecting beneath slabs that touch the house, and spot or foam treatment where termites are known to be active. Drill holes are patched but stay visible.

When Do Termites Swarm in Hialeah? Species-by-Species Timing

Termites don’t all swarm at the same time. University of Florida IFAS research gives a Florida-wide calendar for each group. These are regional patterns, not measurements of termite activity in Hialeah.

  • Formosan subterranean termites: In Florida, they usually swarm between early April and late June, shortly after sunset, with peak activity in May. One flight can include tens of thousands of winged termites. If a building is infested, the swarm can happen indoors.
  • West Indian drywood termites: This species flies from April to June, but flights can happen at any time of year. The whole colony lives inside wood and never touches soil. A colony starts producing winged swarmers only after it matures, at about five years old.
  • Native subterranean termites (Reticulitermes): Timing depends on the species. R. hageni flies in the evening from early December to early February. R. flavipes flies from early January through April. R. virginicus flies from early February to late May. The last two usually fly in the early afternoon on warm, sunny days with no wind, often after rain.

Timing alone can’t identify a termite. Wings around a porch light on a May evening and drywood pellets found in January are not proof of two different species. The calendar is one clue, and identification comes from the inspection. Both are worth an inspection. If you can, save a few wings or pellets in a sealed bag. That can help our inspector identify the termite.

These calendars are statewide patterns from UF/IFAS. They don’t measure termites on any particular Hialeah street. They show that different termite groups can fly at different points in the year across Florida.

Formosan fumigation is sold with no warranty, retreatment or reinspection.

Termite Warranty Terms: What Each Method Covers

Each termite service has its own warranty terms, so your coverage depends on the method in your written agreement. A drywood termite bond has an initial term of one or three years. It covers drywood activity only in the structural members identified during inspection and listed for treatment in your agreement, so it is not a whole-house warranty. Drywood fumigation has a one-year initial term. During either term, we’ll do any extra drywood treatment we decide is needed at no additional charge, and you can extend coverage with optional annual renewals. Formosan liquid treatment has a one-year renewable warranty that covers further liquid treatment only. The baiting system comes with a first year of station monitoring and servicing, and you can choose to renew after that. Drywood spot treatment covers only the treated areas listed in your agreement, for sixty days. It can’t be renewed or transferred.

There are limits, too. Formosan fumigation is sold with no warranty and no included retreatment, though you can hire us separately for later work. No termite agreement pays for wood repair, and none promises that termites won’t return.
