Termite Treatment in Kendall Starts With Knowing Which Termite You Have

Termite treatment in Kendall works best when it starts with one clear answer: which termite is in the house? South Florida homes can face drywood termites that live inside the wood they eat, Formosan termites, and native subterranean termites that work up from the soil. Each group needs its own method, and a method built for one group may do little against another. On Demand Pest Control starts every Kendall termite job with a free inspection so the plan fits the actual problem.

We offer seven termite services: one-year and three-year drywood termite bonds, localized drywood spot treatment, whole-house drywood fumigation, Formosan fumigation, Formosan liquid soil treatment, and a Sentricon termite baiting system for subterranean species, including Formosan termites. You choose among these after the termite is identified. A home doesn’t go through all of them. Your inspector recommends only the services that match the species and the location of the activity, and you see each option in writing before anything is scheduled.

Homeowners throughout Kendall get a same-day response when they reach out. New customers are typically scheduled within 24 hours, and same-day appointments depend on availability and preparation. If you’re buying or selling a home and need an official WDO real-estate report, that’s a separate paid service, and we quote it on request.

Signs of Drywood and Subterranean Termite Activity

Knowing the common signs helps you describe what you found when you call. Drywood termites live inside the wood they feed on, so evidence tends to show up near trim, furniture, door frames and attic wood, often as small pellet-like droppings. Subterranean species, including Formosan termites, travel up from the soil and often build mud tubes along foundations or walls. Discarded wings near windows and doors can follow a swarm from either group. If you see any of these in your Kendall home, try to leave the area undisturbed until the inspection so your inspector sees the evidence as you found it.

When Do Termites Swarm in Kendall and South Florida?

For many homeowners, a swarm is the first sign of termites. Winged reproductives, called alates, leave mature colonies to start new ones, and the timing depends on the species. University of Florida IFAS research gives these Florida windows:

  • Formosan subterranean termites: usually from early April through late June, shortly after sunset, with the most activity in May. When a structure is infested, these swarms can happen indoors.
  • West Indian drywood termites: mating flights run from April through June, though flights can happen at any time of year.
  • Native subterranean termites (Reticulitermes): timing depends on the species. One flies in the evening from early December into early February. A second flies from early January through April. A third flies from early February through late May. The last two usually fly on warm, sunny, windless early afternoons after rain.

For a Kendall homeowner, this means termite activity can show up in many months of the year. Wings piling up on a windowsill on a May evening point to a different species than a midday swarm in February after a rain. These are statewide calendars based on species biology. They help you describe what you saw, and the inspection confirms the species.

Where a colony lives also matters. Drywood colonies stay entirely inside the wood they feed on and never need contact with soil, so activity can turn up in furniture, trim or attic framing. Subterranean termites, including Formosan termites, are a separate group, and some infestations can occur above ground. The inspection confirms the species and where the activity is, and that decides which treatment methods can work in your home.

How a Termite Inspection and Treatment Plan Works

Termite work has its own process, separate from routine pest control. Here’s what to expect.

  1. Free inspection.

Your inspector looks for signs like small pellet droppings, discarded wings, damaged wood or mud tubes.

  2. Species identification.

The inspector works out whether the activity comes from drywood, Formosan or other subterranean termites, since the species decides which methods can work.

  3. Written options.

You get a written quote listing only the services that fit. For drywood termites, that may mean a bond, spot treatment or fumigation. For Formosan termites, it may mean liquid treatment, baiting or fumigation. For native subterranean termites, it may mean baiting.

  4. Preparation.

Tent fumigation requires everyone to leave the home, typically for two nights and three days, until the licensed fumigator posts clearance. Liquid soil treatment doesn’t require you to leave. People and pets need to stay clear of the immediate work area while the work is in progress, and off treated soil until the application has been watered in or has dried. Installing bait stations involves digging in the soil around the perimeter. Your quote lists the prep steps for your method.

  5. Treatment.

Your technician performs the service you chose and applies products according to the manufacturer’s label.

  6. Follow-up under your agreement.

What happens next depends on your contract. With a baiting system, the installed stations are inspected at least once a year during the first-year term included with installation and during any optional renewal term you choose. Other termite warranties, such as a drywood bond, drywood fumigation, spot treatment or Formosan liquid treatment, work on a reactive basis. You report activity during a covered term, and the next steps follow that agreement’s terms. Formosan fumigation is sold without a warranty and comes with no follow-up warranty service.

What Termite Treatment Costs in Kendall

Termite pricing varies more than most home services because the methods are so different. The one published starting figure on this page applies only to a one-year drywood termite bond on a smaller home.

Termite protection in Kendall starts around $975 for a one-year drywood termite bond on a smaller home.

We quote every other termite service individually, including three-year bonds, spot treatment, both types of fumigation, Formosan liquid treatment and baiting. These factors set the final price:

  • Termite species, and which methods work against it
  • Home size and layout, including attic access and cubic footage for tenting
  • How much activity there is and where it is
  • Coverage length, and whether you choose optional renewals

Every job starts with a free inspection and a written quote, so you know the cost before any work is scheduled. Official WDO real-estate reports are a paid service and are quoted separately.

What On Demand Pest Control Customers Say

★★★★★

“Aiden was excellent! On his own initiative, he checked the wooden table and mirror by the front door where the dead termites had been found. He also checked another piece of wooden furniture that was nearby. He also found a new hole that the termites had made and was very thorough in treating the whole area. We are very pleased with his service and would highly recommend him to our friends.”

— A. Jones
★★★★★

“On Friday morning I saw what appeared to be droppings from drywood termites in my cabinet. I sent an online inquiry about a termite inspection. I received a call within 10 minutes, and by 130 that afternoon Bill came by to do a free inspection. Bill was knowledgeable, thorough, honest, and polite. He didn’t try to sell me something I didn’t need and provided a synopsis of possible treatments.”

— L. Shortt
★★★★★

“My neighbors used them and they came highly recommended. I called, they scheduled right away to come out, scheduled the tenting for termites right away, and scheduled the walk through appointment. Matthew Klein Senior inspector came out and is my rep now. He is very thorough, honest, and upfront. They do not add additional services just because, they listen to your needs, no games.”

Why Kendall Homeowners Choose ODPC for Termite Work

Choosing a termite company comes down to accurate identification and clear paperwork. Here’s what ODPC offers:

  • Seven termite services matched to species: we have drywood, Formosan and subterranean options, so the recommendation follows what the inspection finds.
  • Written coverage for each contract: every service has its own documented terms, so you can see what’s covered and what’s excluded before you sign.
  • Free standard inspection: finding out what you have costs nothing. WDO reports for real estate transactions are quoted separately.
  • Responsive scheduling: you get a same-day response, and new customers are typically scheduled within 24 hours. Same-day appointments depend on availability and preparation.

Termite Warranty Coverage by Treatment Method

Your coverage depends on the service you buy. No single warranty applies to every termite service. Drywood bonds come with a one-year or three-year initial term, and drywood fumigation comes with one year. During those terms, ODPC provides any additional drywood treatment it decides is needed at no extra charge, and you can extend each plan with an optional paid annual renewal. Drywood spot treatment covers only the treated areas for 60 days, and that coverage can’t be renewed or transferred. Formosan liquid treatment comes with a one-year renewable warranty that covers further liquid treatment only. The baiting system includes the first year of station monitoring and servicing, and renewing each year after that is optional. Formosan fumigation is sold with no warranty and no included retreatment.

None of these plans pays for wood repair or termite damage, and each one covers only the termite group it targets. Coverage also depends on what you do as the homeowner, such as fixing moisture problems we point out and telling us in writing about structural changes. Your written agreement lists the exact warranty terms for your service, and you can read them in full before you sign.

Frequently asked questions

How much does a termite inspection cost in Kendall?

The standard termite inspection is free. Your inspector identifies the species and gives you a written quote with the options that fit. Official WDO real-estate reports for home sales are a separate paid service, quoted on request.

Do I have to tent my Kendall home for termites?

Not always. Tent fumigation is one option for widespread drywood or Formosan activity. Localized drywood activity may suit spot treatment or a drywood bond. Subterranean termites can be handled with soil-based options such as baiting, or with liquid treatment for Formosan termites.

What is the best long-term option for Formosan termites?

Formosan fumigation targets the termites present on the day of treatment. It comes with no warranty and doesn't provide long-term protection on its own. For ongoing protection, Formosan liquid soil treatment and the Sentricon baiting system both work against Formosan termites, and each has its own agreement. Your inspector will explain which one fits your home.

How soon can you come out to my home in Kendall?

ODPC responds the same day you reach out. New customers are typically scheduled within 24 hours, and same-day appointments depend on availability and preparation.

Does a termite warranty pay for damage repairs?

No. None of our termite agreements covers wood repair or termite damage. Depending on the service, the warranty provides retreatment, further liquid treatment or station servicing during the covered term. Formosan fumigation comes with no warranty at all.
