  • Drywood termite bond: one or more of three treatments (attic treatment, spot injections, or radius treatment), applied to the structural wood identified during the inspection.
  • Spot treatment: localized drywood treatment of specific areas, without tenting the whole house.
  • Tent fumigation: the house is sealed under tarps and treated with sulfuryl fluoride gas. Formosan fumigation uses four times the standard drywood dosage.
  • Formosan liquid treatment: trenching along the foundation, drilling and injecting under the slabs that touch it, and spot or foam treatment where activity is known. Drill holes are patched but stay visible.
  • Baiting system: stations installed in the soil around the home’s perimeter. Installation involves digging, so some sod or landscaping gets disturbed.

When Do Termites Swarm in Wellington? A Species-by-Species Calendar

Most homeowners first notice termites during a swarm, and Florida’s swarm calendar is different for each species. The patterns below come from University of Florida IFAS research. They describe termite biology across Florida. They are not a count of infestations in Wellington.

  • Formosan termites: usually swarm from early April through late June, shortly after sunset, with peak activity in May. A single swarm can hold tens of thousands of winged termites. When a structure is infested, the swarm can come out indoors.
  • West Indian drywood termites: mating flights run from April to June, but they can happen at any time of year. The whole colony lives inside wood and never needs contact with soil.
  • Native subterranean termites (Reticulitermes): Florida has three species, and each swarms at a different time. R. hageni flies in the evening from early December to early February. R. flavipes flies from early January through April, and R. virginicus from early February to late May. Those last two usually fly on warm, sunny, windless early afternoons after rain.

Taken together, this means winged termites can show up in Wellington in winter, spring, and early summer. The timing is also a useful clue. An evening swarm around a porch light in May suggests different species than an afternoon swarm after a January rain.   5. Prepare for the method you choose.

    Tent fumigation means leaving the home, typically for two nights and three days, and completing a preparation checklist. Weather and the home’s layout can extend that period. You return only after the licensed fumigator has tested clearance levels and posted a written clearance notice on the home. You don’t have to leave for liquid treatment, but people and pets need to stay away from the work area and off treated soil until it has been watered in or has dried. Each method comes with its own preparation instructions.

  6. Treatment.

    A technician carries out the service you selected, following the product label.

  7. Follow-up under your agreement.

    Follow-up depends on the service you buy:

  • Baiting system: during the first-year term and any renewal you elect, we inspect the installed system at least once a year and service stations and bait as needed.
  • Drywood bond and drywood fumigation: if you see drywood termite activity during the term, contact us and we schedule an inspection at no charge. Reinspections happen at your request.
  • Spot treatment: coverage lasts 60 days and applies only to the exact areas listed in your agreement. Reinspection happens only at your request and may carry a service fee.
  • Formosan fumigation: this service has no warranty, and we have no obligation to retreat or reinspect after clearance is posted.

Species decides which methods are possible. Drywood termites are treated with a bond, spot treatment, or tent fumigation. Subterranean termites, including Formosan, can be treated with a baiting system. Formosan termites can also be treated with liquid soil treatment or Formosan fumigation. We do not use bait stations for drywood termites.

Whole-house drywood fumigation has a one-year term with optional yearly renewal. Spot treatment covers only the treated areas for sixty days, and it cannot be renewed or transferred. Formosan liquid treatment has a one-year renewable term that covers further liquid treatment only. A baiting system includes its first year of station monitoring and servicing, with optional yearly renewal.

Formosan fumigation is sold with no warranty, no term, and no renewal. If termite activity shows up afterward, any further work is quoted as a new job. None of our termite agreements pays to repair termite-damaged wood, and each warranty covers only the species its method was designed for.
