Roof rats are a frequent attic invader in South Florida, and a roof rat problem is not going to fix itself without professional roof rat control. These agile climbers are also known as black rats or ship rats. They slip into homes through small openings and set up in attics and soffits. They gnaw on wiring and water lines, and they reproduce quickly once they are established.

Florida’s warm climate, mature landscaping and tile-and-stucco construction suit roof rats well. They shelter in palm fronds and overgrown vines, and they travel along power lines and roof edges at night. They get in through soffit returns, gable vents, plumbing vent stacks and the small construction gaps many homes have.

You may hear scratching above the ceiling at night, find droppings in the garage or on top of a pantry shelf, or see gnaw marks on trim. If so, it is time for an inspection. What Our Roof Rat Service Covers

Once rats are in the attic, droppings, contaminated insulation and gnaw damage often come with them. Here is what the service includes and what it does not.

  • Active roof rat infestations in the attic, soffit, or wall voids: interior trapping to remove the rats already living inside the structure.
  • Roof rat entry points: sealing of soffit returns, roof and gable vents, plumbing vent stacks, construction gaps and other identified openings, using professional rodent-proof materials matched to each opening.
  • Exterior pressure from the broader neighborhood population: perimeter bait stations placed around the home where appropriate to reduce the rats pushing in from neighboring yards, palms and citrus trees.
  • Droppings and contaminated insulation: removed and replaced through an optional attic decontamination add-on, priced separately, when contamination warrants it.
  • Roof rat damage to wiring, water lines, and ducts: noted during the inspection so you can have chewed components repaired by the right trade.
  • Follow-up visits: trap and activity checks. Removal takes at least two visits, 5–7 days apart.

Not included: repair of damage caused by rodents, finding or removing rodents that die inside walls, ceilings, attics or other inaccessible areas, roofing repairs, plumbing work, and sealing or rodent-proofing garage doors, roll-up doors, exterior doors, windows or pet doors.

Signs You Have a Roof Rat Problem

Roof rats are nocturnal and discreet, so most homeowners notice the effects long before they ever see a rat. If you are seeing any of these, it is worth getting an inspection on the calendar before the colony grows.

  • Scratching or scurrying noises in the attic or ceiling at night: especially right after dusk and just before dawn, when roof rats are most active.
  • Droppings the size of a large grain of rice: dark, slightly curved, and pointed at the ends — found in the attic, garage, pantry, or along the tops of cabinets.
  • Greasy rub marks along beams, rafters, or the tops of walls: roof rats follow the same routes night after night and leave oily smudges where their fur contacts wood.
  • Gnaw marks on wood trim, electrical wires, plastic water lines, or food packaging: roof rats chew constantly to keep their incisors worn down.
  • Citrus or fruit with hollowed-out rinds in the yard: roof rats love oranges, mangoes, and avocados — partially eaten fruit on the ground or in the tree is a strong indicator.
  • Tunnels or nesting material flattened into attic insulation: worn paths and shredded debris where rats have settled in.
  • Pets staring at the ceiling or the wall: dogs and cats often hear the rats long before you do.
  • A musky, ammonia-like smell in the attic or wall void: caused by accumulated urine and droppings in nesting areas.

How We Get Roof Rats Out and Keep Them Out

Roof rat treatment is a sequence of steps that fit together. Here is how the job runs.

  1. Free, thorough inspection inside and out.

    Our inspector checks the attic, garage, perimeter, roofline and yard. The goal is to find the active and likely entry points, such as soffit returns, roof vents, gable vents, plumbing vent stacks, and construction gaps where wires and pipes pass through walls. The inspector also looks for runways and nesting areas inside. You get a quote for the work your home needs.

  2. Exclusion and trapping on the same first visit.

    On the first service day, our technician seals the identified entry points with professional rodent-proof materials matched to each opening, then sets traps inside the attic and other active areas. Sealing the structure drives the rats still inside toward those interior traps. Where wood or other materials are already decayed, water-damaged or termite-damaged, we close off the area short term and report the condition so you can arrange a proper repair.

  3. Exterior, perimeter bait stations where appropriate.

    Tamper-resistant bait stations are placed around the outside to reduce pressure from the neighborhood rat population. Stations are exterior only and are never placed inside the home or attic. They stay tamper-resistant only while undisturbed and properly seated, so keep children, pets and contractors from moving, opening or striking them.

  4. Optional attic sanitation and decontamination.

    If the attic has heavy droppings, urine staining, or insulation that has been nested in and torn up, you can choose to add attic sanitation. It covers removing contaminated insulation, sanitizing and deodorizing the attic, and re-insulating. It is a separately priced add-on, so you decide whether your attic needs it. Not every roof rat job does.

  5. Follow-up visits.

    Rodent removal takes at least two visits, 5–7 days apart. Follow-up visits check the traps and activity.

Your part: tell us promptly about any rodent activity, give reasonable access for inspections and follow-up work, finish any recommended third-party repairs (such as roofing, plumbing or structural work) within a reasonable time, and leave the installed exclusion materials alone.

Droppings and contaminated nesting material can present rodent health risks. Your inspection should identify any contamination that needs separate cleanup work.

Roof rat work is priced by the home, not by the rat. Every job starts with a free on-site inspection, so the cost reflects what your house actually needs and not a guess over the phone.

Complete rodent control in your area — trapping plus full exclusion to seal the entry points — starts around $1,050 for a typical single-story home.

That starting point is for a typical complete homeowner job. Commercial properties and exclusion-only work are quoted separately. Several things move the final number: the size of the home, how much exclusion work the structure needs, and how widespread the activity is in the attic and walls. A larger house with more roofline has more openings to seal. An attic with a few weeks of activity needs less work than one that has been infested for months. The optional attic decontamination add-on is priced separately if you choose it. Any new exclusion work found later is also quoted separately. What Our Roof Rat Warranty Actually Covers

Our limited exclusion warranty lasts for the lifetime of the original purchaser at the original treated address. It applies to entry points we identified, sealed and recorded on the Exclusion Form. If rodents enter through one of those covered points, we re-seal that point at no additional charge, subject to the agreement’s conditions and exclusions. Read the rodent warranty terms for the full coverage, conditions and exclusions before you sign.

The warranty is not transferable and ends if the property is sold or you no longer own or occupy the address. Coverage does not include new or previously unidentified entry points, including openings rodents chew later. It also excludes entry points related to plumbing systems, roofing repairs, damage caused by rodents, and dead rodents inside the structure. Warranty service is reactive. When you report activity, we inspect at no charge. If the problem is not covered, we give you a written quote for the new work, which you can accept or decline. This is not a pest-free or whole-home guarantee. Trapping, monitoring and other services follow their own agreement terms.

How much does roof rat control cost in South Florida?

Roof rat pricing varies because every home is different. A small single-story house with one entry point is not going to cost what a two-story home with multiple soffit gaps costs. We do not quote roof rat jobs over the phone for that reason. Our inspector comes out for free, walks the home inside and out, identifies the entry points and the scope of the infestation, and gives you a written quote. The inspector explains what is driving the final number on your specific job. Attic sanitation is an optional add-on, priced separately if contamination warrants it.

How long does it take to fully get rid of roof rats?

Roof rat removal takes a minimum of two visits, 5–7 days apart. On the first visit we seal the entry points and set interior traps the same day, so the rats still inside are pushed toward the traps. Follow-up visits check the traps and activity. How long the whole job takes depends on the size of the infestation and how many entry points the home has, so we cannot promise a set timeline. The technician will tell you what to expect based on what they find during the inspection.

Is professional roof rat control safe for kids and pets?

Our interior trapping uses traps, not rodenticide, so no bait goes inside the living space. Any bait stations are placed outside around the perimeter. They are tamper-resistant, but only while they stay undisturbed and properly seated. A station that gets kicked, moved, opened or struck by a mower can release bait. Keep kids and pets away from the stations, and tell lawn-care and other contractors not to disturb them. If you have specific concerns, such as small dogs that dig around the yard, tell your technician during the inspection so you can go over where the stations will go.

Can I get rid of roof rats myself with traps from the hardware store?

You can catch a few, but DIY trapping rarely solves a roof rat problem because it does not deal with the entry points. Roof rats breed quickly and have several litters a year, so unless the openings are sealed, more rats keep coming in from outside as fast as you catch them. Professional service seals the entry points and sets traps together on the first visit, which deals with both the rats inside and the way they are getting in.
