What Each Termite Treatment Involves at Your Home

Each termite service happens in a different part of the home, so it helps to know what to expect before you choose:

  • Drywood bond: one or more of attic treatment, spot injections or radius treatment, as listed in your agreement. Technicians need access to the attic and, in limited cases, the roof.
  • Drywood spot treatment: a one-time localized treatment of the specific areas listed in your agreement, with no whole-house tent.
  • Tent fumigation: the whole structure is tented. The typical vacate period is two nights and three days, and it can run longer depending on weather and the structure.
  • Formosan liquid treatment: trenching along the foundation, drilling and injecting beneath abutting slabs, and spot or foam treatment where activity is known. Drill holes are patched but stay visible.
  • Baiting system: bait stations installed in the soil around the home’s perimeter, then monitored and serviced.

Termite Warranty Coverage by Treatment Method

Termite coverage comes from the agreement for the service you choose, and each one works differently:

  • Drywood bond: a one-year or three-year initial term. During the term, additional drywood treatments we find necessary come at no extra charge. After that, you can renew one year at a time.
  • Drywood tent fumigation: a one-year warranty with an optional annual renewal.
  • Drywood spot treatment: sixty days of coverage for the treated areas listed in your agreement only. It isn’t renewable and can’t be transferred to a new owner.
  • Formosan liquid treatment: one year, renewable. If covered Formosan activity returns during the term, you get further liquid treatment. Fumigation is never part of this warranty.
  • Standard baiting agreement: the first year of station monitoring and servicing comes with installation, and optional annual renewals continue it. It covers Eastern subterranean and Formosan termites. Drywood termites and aerial (above-ground) infestations are excluded.
  • Formosan fumigation: no warranty and no included retreatment. Any later treatment would be quoted separately as new work.

None of these agreements pays for wood repair or termite damage. The warrantied services also carry conditions, such as reporting activity promptly and repairing water leaks we identify. Does the termite baiting system protect against drywood termites?

No. The standard baiting agreement covers Eastern subterranean and Formosan termites. It excludes both drywood termites and aerial (above-ground) infestations, which are separate problems. Drywood termites live entirely inside wood and need a drywood service, such as spot treatment, a drywood bond or fumigation. An aerial infestation is a subterranean colony active above ground. Once the inspector identifies the species, it needs a separate compatible treatment under its own agreement. A drywood bond does not cover Formosan termites.

Do I have to leave my home during termite treatment?

It depends on the method. Tent fumigation typically means vacating for two nights and three days, and no one can go back in until the licensed fumigator posts clearance. A Formosan liquid soil treatment doesn't require you to leave, but people and pets need to stay clear of the work area until the application dries or is watered in.
