Drywood termites live entirely inside the wood they eat. Native subterranean termites and Formosan termites are both subterranean species. Each group calls for a different method, and a treatment that works on one may do nothing against another.

Spot treatment targets only the specific areas listed in your agreement. Fumigation covers the whole house in tarps. You complete a preparation checklist, leave the home and wait for posted clearance. Installing bait stations means drilling and digging in the soil around your home’s perimeter, which can disturb sod and nearby hardscape. Liquid Formosan treatment involves trenching and drilling near the foundation. Drill holes are patched but stay visible. Your inspector will explain what your chosen method involves before you schedule it.

When Termites Swarm in Boca Raton: Florida Flight Seasons by Species

Winged termites, called alates, leave mature colonies on dispersal flights to start new ones. These flights are often called swarms. University of Florida IFAS research shows that the timing depends on the species, so there is no single termite season:

  • Formosan termites: usually swarm from early April to late June, shortly after sunset, with peak activity in May. A flight can hold tens of thousands of termites. When a structure is infested, swarms can happen indoors.
  • Native subterranean termites (Reticulitermes): Florida has three species, and each flies at a different time. R. hageni flies from early December to early February, in the evening. R. flavipes flies from early January through April. R. virginicus flies from early February to late May. The two daytime species tend to fly on warm, sunny, windless early afternoons, usually after rain.
  • West Indian drywood termites (Cryptotermes brevis): make several mating flights from April to June, though flights can happen at any time of year.

Swarms are only part of the picture. UF/IFAS notes that established native subterranean colonies in Florida feed on wood all year, not just during their flight windows. West Indian drywood colonies don’t produce alates until they are about five years old, so a colony can exist well before it ever swarms. After a flight, drywood alates shed their wings.   7. Preparation and treatment day.

    For fumigation, you complete a preparation checklist and leave the home, typically for two nights and three days. You go back in only after the licensed fumigator posts clearance. Liquid treatment doesn’t require you to leave. People and pets stay clear of the work area and off treated soil until it is watered in or dry.

  • Drywood termite bond: an initial term of one or three years. During the term, we provide any additional drywood treatment we find necessary at no additional charge. After the initial term, you can add optional one-year renewals for a renewal fee.
  • Drywood fumigation: a one-year initial term. It includes additional drywood treatment we find necessary at no additional charge, and you can add optional yearly renewals.
  • Spot drywood treatment: sixty days of coverage for the specific areas treated. It can’t be renewed.
  • Termite baiting system: installation includes the first year of monitoring and station servicing for native subterranean and Formosan termites. Each later year is an optional renewal.
  • Formosan liquid treatment: a one-year renewable warranty. Its only remedy is further liquid treatment, and it never includes fumigation.
  • Formosan fumigation: sold with no warranty and no included retreatment. Any later work is quoted separately.

None of these agreements pays for wood repair or termite damage, and each one covers only the termite types it names. A drywood bond doesn’t cover subterranean termites. The baiting system doesn’t cover drywood termites or above-ground activity. The bond, drywood fumigation, liquid Formosan and baiting agreements can transfer to a new owner if we receive written notice within thirty days. Spot treatment and Formosan fumigation don’t transfer. Your inspector will walk you through the full warranty terms for your option before you sign.
