Florida homes can have drywood termites, native subterranean termites or Formosan termites. Each one lives differently and responds to a different method. What Drywood, Subterranean and Formosan Treatment Involves

Each method looks different on the job. Drywood bond work uses one or more of three methods, attic treatment, spot injections or radius treatment, as designated in the agreement. Drywood spot treatment is localized to the exact areas listed in the agreement and does not involve tenting the whole house. Whole-house fumigation seals the structure under tarps and fills it with sulfuryl fluoride gas. Formosan fumigation uses four times the standard drywood dose.

Formosan liquid treatment works at ground level. It involves trenching along the foundation, drilling and injecting beneath slabs that touch the house, and spot or foam treatment where activity is known. Drill holes are patched but stay visible. Installing baiting stations is an invasive step that involves drilling and digging in the soil around the perimeter, and it disturbs sod, hardscape and adjacent fixtures.

When Do Different Termite Species Swarm in Florida?

A swarm is winged reproductives leaving a mature colony to start new ones. Florida has no single “termite season.” Published Florida species biology shows that each termite follows its own flight calendar, so the timing of a swarm can help point to the species involved.

  • Formosan subterranean termites: In Florida, they typically swarm between early April and late June, shortly after sunset, with the peak in May. One flight can hold tens of thousands of insects. When a structure is infested, swarms can happen indoors.
  • West Indian drywood termites: Mature colonies of this drywood species send out mating flights from April to June, though flights are possible at any time of year. Winged termites develop in early spring, before the rainy season. Colonies usually don’t produce swarmers until they are about five years old, so a first swarm can mean the colony has been in the wood for years.
  • **Native subterranean termites (Reticulitermes):** Florida’s three species fly at different times. One flies from early December to early February, in the evening. Another flies from early January through April. The third flies from early February to late May. The two daytime species usually fly on warm, sunny, calm early afternoons, often after rain.

These are statewide patterns, not counts of activity in any one city. If you see winged insects or piles of shed wings at your Bonita Springs home, take a clear photo. It gives our inspector one more clue when confirming the species.

  4. Preparation.

    Fumigation comes with a preparation checklist, and you’ll need to leave the home, typically for two nights and three days. Liquid soil treatment means clearing items away from the foundation and marking buried lines. You don’t have to leave for liquid treatment, but people and pets need to stay clear of the work area.

  5. Treatment by a technician.

    A technician applies the treatment according to the product label. After fumigation, nobody goes back inside until the licensed fumigator has tested clearance levels and posted a clearance notice.

  6. Coverage under your contract.

    After treatment, your service’s written terms decide what happens if activity comes back. For the baiting system, that includes station monitoring and servicing.

Warranty terms depend on the method you choose, and not every termite service carries a warranty.

  • Drywood bonds: During the term, any additional drywood termite treatments that On Demand Pest Control deems necessary are provided at no additional charge. The initial term is one year, or three years on the longer bond, with optional one-year renewals after that.
  • Drywood fumigation: During a one-year initial term, any additional drywood termite treatments that On Demand Pest Control deems necessary are provided at no additional charge. Optional one-year renewals are available.
  • Drywood spot treatment: Covers only the specified treated areas for sixty days. Any additional drywood treatment deemed necessary within those areas is provided at no additional charge. It does not renew and does not transfer to a new owner.
  • Formosan liquid treatment: Any further liquid treatment for Formosan termites that On Demand Pest Control deems necessary is performed at no additional charge during a one-year term, with optional one-year renewals. This warranty covers further liquid treatment only. Fumigation is never provided under it.
  • Baiting system: The first year of monitoring is included with installation. During that year and any renewal you choose, we inspect the installed stations at least once a year and replace, refresh or repair stations and bait as needed.
  • Formosan fumigation: Sold with no warranty and no retreatment obligation. Any later work is quoted separately.

No termite service pays for repairs to damaged wood, and each contract lists its own exclusions.
