Termite treatment in Coral Gables depends on which termite is inside your home. Drywood, Formosan and native subterranean termites live differently and move through a house differently. They also respond to different methods, so a plan that suits one species can do nothing against another. That is why our process starts with a free inspection and a clear identification. A drywood colony can live inside attic framing or trim with no contact with soil at all. Subterranean termites, including Formosans, are usually tied to soil, but Formosan activity can also occur above ground. Our job is to work out which situation your house is in and explain what that means before you commit to anything.

What Happens On Site During Tenting, Spot and Soil Treatments

Each termite method looks different at your home. For whole-house fumigation, the crew covers the structure with tarps. You stay out until the licensed fumigator has tested the air and posted clearance. Spot treatment and bond work are localized: the technician treats the wood members identified at inspection, often working in the attic. Formosan liquid treatment means trenching along the foundation and drilling under slabs that meet the house. The drill holes are patched but stay visible. For baiting, stations go into the soil around the perimeter, which can disturb sod and landscaping.

Termite Swarm Seasons by Species: What Florida Research Shows

There is no single termite swarm season in Florida, because each species follows its own calendar. The timing below comes from University of Florida (UF/IFAS) research on Florida species. It describes statewide biology. It does not measure termite activity in any one city. According to UF/IFAS, the West Indian drywood termite (Cryptotermes brevis) makes its mating flights from April to June, though flights can happen at any time of year. These colonies live entirely inside wood and get moisture from the wood they feed on, so swarmers can come out of furniture, trim or framing inside a house. UF/IFAS also notes that a colony doesn’t produce winged swarmers until it is about five years old. If drywood swarmers show up indoors, there is probably an established colony nearby.

In Florida, Formosan termites (Coptotermes formosanus) typically swarm between early April and late June, shortly after sunset. Activity peaks in May. A single flight can include tens of thousands of insects, and when a structure is infested, swarms can happen indoors. If you see winged insects gathering around lights at dusk, save a few in a sealed bag so the inspector can identify them.

UF/IFAS reports that Florida’s native subterranean termites (Reticulitermes) feed year-round, but the state’s three species swarm at different times:

  • R. hageni flies from early December to early February, in the evening.
  • R. flavipes flies from early January through April.
  • R. virginicus flies from early February to late May.

The last two usually fly on warm, sunny, windless early afternoons, often after rain. These calendars are statewide ranges and shouldn’t be read as a forecast for Coral Gables. If you find swarmers or shed wings at your home, the species decides the right treatment, not the date you found them.

    Each method has its own prep. Fumigation means completing a preparation checklist and leaving the home. Liquid treatment means clearing the foundation and marking buried utility or irrigation lines. We go over the requirements with you before scheduling.

  2. Treatment.

    Our technician carries out the service you chose, following the product label. After a fumigation, nobody goes back inside until the licensed fumigator has posted clearance. For liquid work, you receive the manufacturer’s specimen label and any other documents the state requires.

  3. Follow-up under your contract.

    With the baiting system, we inspect the installed stations at least once a year during the active term. Drywood bond, drywood fumigation, spot treatment and Formosan liquid coverage is reactive: if you see termite activity while coverage is active, contact us and we’ll schedule an inspection under your contract’s terms. Formosan fumigation is sold with no warranty.

Termite Warranty Coverage Differs by Treatment Method

Each termite service has its own written warranty terms, so your coverage depends on the method you choose. During that term, any additional drywood treatments we find necessary cost nothing extra, and after it you can renew one year at a time. Drywood fumigation carries a one-year warranty that you can renew. A drywood spot treatment covers only the areas listed on your agreement for 60 days, and it doesn’t transfer to a new owner.

Formosan liquid treatment comes with a one-year renewable warranty, and its only remedy is more liquid treatment, never fumigation. The price of a subterranean baiting system includes the first year of station monitoring and servicing, and renewing after that is optional. Formosan fumigation comes with no warranty and no included retreatment, so any later treatment is quoted as new work. None of these contracts pays to repair termite-damaged wood.
