Termite Treatment in Cutler Bay Starts With Knowing Which Termite You Have

Termite treatment in Cutler Bay starts with one question: which termite is in your home? Drywood termites live entirely inside the wood they eat. Subterranean termites, including the Formosan termite, come up from colonies in the soil. The two groups behave so differently that a treatment built for one can miss the other. That is why On Demand Pest Control starts every termite job with a free inspection and identifies the species before recommending anything.

The first clues are often small. You might see a pile of shed wings on a windowsill, tiny pellets under a baseboard or mud tubes on a foundation wall. Each clue points to a different kind of termite, and each kind has its own set of options. Our inspector looks for this evidence in the parts of your home that can be reached. You then get written options that fit the species and the extent of the activity.

We offer seven termite services, and each one is written for a specific termite. Drywood colonies can be handled with a drywood termite bond, a localized spot treatment or whole-house tent fumigation. Subterranean termites, including Formosan, can be treated with a termite baiting system. Formosan activity also has its own fumigation and liquid soil treatment options. When you know which termite treatment fits your home and why, you can choose with confidence and skip paying for work aimed at the wrong pest.

What Drywood and Subterranean Termite Treatment Involves

The work looks very different depending on the termite. Drywood bond service can include attic treatment, spot injections or radius treatment of the wood identified during inspection. Tent fumigation fills the entire structure with sulfuryl fluoride gas under a tarp. Liquid Formosan treatment involves trenching along the foundation, drilling and injecting beneath slabs that touch the house, and spot or foam treatment where activity is known. Drill holes are patched but stay visible. A baiting system uses stations installed in the soil around the home and serviced over time. Knowing what each method physically involves helps you choose the option that fits your home, your schedule and your yard.

When Do Termites Swarm in Florida? UF/IFAS Timing by Species

Mature termite colonies release winged termites, called alates, to mate and start new colonies. University of Florida IFAS research shows that swarm timing in Florida depends on the species, so no single calendar covers every termite:

  • Formosan subterranean termites: In Florida they typically swarm between early April and late June, shortly after sunset, with peak activity in May. One flight can include tens of thousands of termites, and in an infested structure those swarms can happen indoors.
  • West Indian drywood termites: Mating flights run from April to June, but they can happen at any time of year. After flight, the termites shed their wings and pair off to look for a crack, hole or knot in wood where they can start a colony.
  • ***Reticulitermes* subterranean termites:** Florida’s three Reticulitermes species each fly on their own schedule. R. hageni flies in the evening from early December to early February. R. flavipes flies from early January through April. R. virginicus flies from early February to late May. The last two usually fly on warm, sunny, windless early afternoons, often after rain.

What this means for your home: winged termites around a porch light on a May evening point in a different direction than wings found on a sunny February afternoon. Swarm timing is a clue. It does not give you a diagnosis. Established Reticulitermes colonies feed on wood all year. A West Indian drywood colony does not produce swarmers until it matures at about five years old. That is why an inspection tells you more than the calendar does. If you find wings indoors, save a few in a sealed bag and book your free inspection.

How a Termite Inspection and Treatment Plan Works

Our termite process identifies the species first, then matches the service to it. Here is what happens from your first call to finished treatment:

  1. Free termite inspection.

Our inspector checks the accessible areas of your home for droppings, wings, mud tubes, damaged wood and conditions that attract termites.

  2. Species identification.

The evidence shows whether you have drywood termites, native subterranean termites or Formosan termites. Sometimes more than one type is present.

  3. Written options and quote.

You get the treatment options that fit that species, plus the coverage each one carries. Drywood options include a bond, spot treatment or tent fumigation. Subterranean options include a baiting system. Formosan options include liquid treatment, a baiting system or Formosan fumigation.

  4. Preparation instructions.

Each method has its own prep. With tent fumigation, you leave the home, typically for two nights and three days, and no one goes back in until the licensed fumigator posts clearance. Liquid Formosan treatment does not require you to leave, but the foundation must be cleared and any buried lines marked. Installing bait stations involves digging in the soil around the perimeter.

  5. Treatment.

Our technician performs the service according to the product label and the scope in your agreement.

  6. Coverage after treatment.

If you notice new activity during a covered term, contact us so we can check it under your agreement’s terms. Baiting customers also get station monitoring and servicing during active terms.

How Much Does Termite Treatment Cost in Cutler Bay?

The starting figure below applies to only one service, a one-year drywood termite bond on a smaller home.

Termite protection in Cutler Bay starts around $975 for a one-year drywood termite bond on a smaller home.

Every other termite method is quoted individually. That includes three-year bonds, spot treatment, drywood or Formosan fumigation, liquid Formosan treatment and baiting system installation. The price depends on the termite species, the size and layout of the home, how far the activity has spread, which method fits, and whether you choose a longer term or plan to renew. Every job begins with a free inspection and a written quote, so you know the price before any work starts. If you need an official WDO report for a real estate closing, that is a separate paid service, and we quote it on request.

What On Demand Pest Control Customers Say

★★★★★

“Aiden was excellent! On his own initiative, he checked the wooden table and mirror by the front door where the dead termites had been found. He also checked another piece of wooden furniture that was nearby. He also found a new hole that the termites had made and was very thorough in treating the whole area. We are very pleased with his service and would highly recommend him to our friends.”

— A. Jones
★★★★★

“On Friday morning I saw what appeared to be droppings from drywood termites in my cabinet. I sent an online inquiry about a termite inspection. I received a call within 10 minutes, and by 130 that afternoon Bill came by to do a free inspection. Bill was knowledgeable, thorough, honest, and polite. He didn’t try to sell me something I didn’t need and provided a synopsis of possible treatments.”

— L. Shortt
★★★★★

“My neighbors used them and they came highly recommended. I called, they scheduled right away to come out, scheduled the tenting for termites right away, and scheduled the walk through appointment. Matthew Klein Senior inspector came out and is my rep now. He is very thorough, honest, and upfront. They do not add additional services just because, they listen to your needs, no games.”

Termite Warranty Coverage: What Each Treatment Includes

Each termite service comes with its own coverage:

  • Drywood termite bond: During the one-year or three-year initial term, any additional drywood treatments we find necessary are provided at no extra charge. After that, annual renewal is optional.
  • Drywood tent fumigation: A one-year initial term with no-charge re-treatment of covered drywood activity. Annual renewal is optional.
  • Spot drywood treatment: 60 days of coverage for the specific treated areas only. It is not renewable and does not transfer to a new owner.
  • Termite baiting system: Covers subterranean termites only. The first year of station monitoring and servicing comes with installation, and stations keep being serviced during each term you choose to renew.
  • Formosan liquid treatment: One-year renewable coverage. Covered activity gets further liquid treatment only, never fumigation.
  • Formosan fumigation: Sold with no warranty. Any later treatment is separate work with its own quote.

None of these agreements covers repairs to termite-damaged wood. Each one lists its own conditions, exclusions and homeowner responsibilities. Before you sign, read the full warranty terms for the service you are considering. They explain how coverage transfers when you sell the home, how renewal works, how to report new activity and what falls outside coverage. Your inspector can walk you through them.

Frequently asked questions

How much does termite treatment cost in Cutler Bay?

The price depends on the termite species, the size of your home, how far the activity has spread and which method fits. The starting price on this page applies only to a one-year drywood bond on a smaller home. Every other service is quoted individually after a free inspection, and you receive a written quote before any work begins.

How soon can someone inspect my Cutler Bay home?

We respond the same day. New customers are typically scheduled within 24 hours. Same-day appointments depend on availability and preparation. Call (954) 947-0805 to get on the schedule.

Do I have to leave my house for termite treatment?

It depends on the method. With tent fumigation, you leave the home, typically for two nights and three days, and you can't go back in until the licensed fumigator posts clearance. Liquid Formosan treatment does not require you to leave, but people and pets must stay clear of the work area until the application has dried or been watered in. Other methods have their own prep instructions.

Which termite treatment do I need, drywood or subterranean?

That depends on what the inspection finds. Drywood termites are treated with a bond, spot treatment or tent fumigation. Subterranean and Formosan termites can be treated with a baiting system, and Formosan termites also have liquid and fumigation options. Formosan fumigation carries no warranty. The liquid treatment and the baiting system each come with their own separate agreement.

Is a termite inspection for a home sale free?

Our standard termite inspection is free. An official WDO report for a real estate closing is a separate paid service, and we quote it on request. To book either one for your Cutler Bay home, call (954) 947-0805.
