Termite Treatment in Homestead Starts With the Right Termite ID

Termite treatment in Homestead works best when it starts with one question: which termite is in your home? Drywood termites live entirely inside the wood they eat. They can turn up in attic framing, door frames or furniture without touching soil. Subterranean termites, including Formosan termites, are a separate group with different biology. Each group needs a different method, and the wrong method costs you time and money.

On Demand Pest Control starts with a free inspection. Our inspector checks the accessible areas of your Homestead home and identifies the termite type from the evidence found. You then get written options from our termite catalog and choose the approach that fits your home and budget. No method is chosen until the evidence is in.

Our termite treatment options cover what homeowners usually need. For drywood termites, we offer localized spot treatment, drywood termite bonds with one-year or three-year terms, and whole-house tent fumigation. For Formosan termites, we offer a liquid soil treatment and a separate Formosan fumigation. For subterranean colonies, including Formosan, we install an in-ground baiting system. You pick from these options after identification. They are separate services, not stages of one job.

You might notice small pellets under a window sill, a pile of shed wings after a warm evening, or mud tubes on a foundation wall. Any of these is a good reason to book a look. ODPC responds the same day. New customers are typically scheduled within 24 hours, and same-day appointments depend on availability and preparation.

Where Termite Work Happens on a Homestead Property

Drywood termite work happens inside the structure. Spot injections go into the affected wood, attic treatment covers framing, and a fumigation tent covers the whole house. Subterranean and Formosan work happens mostly at ground level. Liquid treatment runs along the foundation and under slabs that meet it, and bait stations sit in the soil around the perimeter. Knowing where the work happens helps you plan access, clear stored items and prepare before your appointment.

When Do Termites Swarm Around Homestead?

Swarms are the most visible termite event, and in Florida their timing depends on the species. University of Florida IFAS research describes statewide Florida patterns for each group. These are regional calendars, not Homestead-specific records. The month of a swarm can suggest which termite is involved, but only an inspection confirms the species.

  • Formosan subterranean termites: In Florida they typically swarm between early April and late June, shortly after sunset, with peak activity in May. A single flight can include tens of thousands of winged termites. When a structure is infested, the swarm can happen indoors.
  • West Indian drywood termites: Their flights run from April to June, though flights can happen at any time of year. A colony produces winged swarmers only once it matures, at roughly five years of age. A mature colony can keep producing them for the rest of its life, which can exceed ten years.
  • **Native subterranean termites (Reticulitermes):** Florida’s three species fly on different schedules. R. hageni flies from early December to early February, in the evening. R. flavipes flies from early January through April. R. virginicus flies from early February to late May. R. flavipes and R. virginicus usually fly on warm, sunny, windless early afternoons after rain.

Across Florida, these calendars together span winter into early summer, and West Indian drywood flights outside their usual window are possible too. Established native subterranean colonies in Florida also feed on wood year-round, so a quiet month doesn’t mean a colony is inactive. Winged termites around a light fixture, or wings piled on a window sill, are worth a free inspection in any month.

How Termite Inspection and Treatment Works, Step by Step

Every job follows the same order. The treatment itself depends on what the inspector finds.

  1. Free inspection.

Our inspector examines the accessible areas of your home for termite evidence.

  2. Termite identification.

Drywood pellets, mud tubes, damaged wood and shed wings help show whether you have drywood, native subterranean or Formosan termites.

  3. Written options and quote.

You get written options drawn only from services that fit that species. Drywood termites point to spot treatment, a drywood bond or drywood fumigation. Subterranean termites, including Formosan, point to the baiting system. Formosan termites can also be treated with liquid treatment or Formosan fumigation.

  4. Preparation.

Each method has its own prep. Tent fumigation means leaving the home, typically for two nights and three days. You go back in only after the licensed fumigator posts clearance. Liquid treatment needs a cleared foundation line and marked buried lines. Installing bait stations involves digging around the home’s perimeter.

  5. Treatment by a technician.

Our technician applies the chosen method according to the product label. Depending on the service, that means attic treatment, spot injections or radius treatment under a bond; trenching and slab injection for liquid work; or installing stations for baiting.

  6. After treatment.

Baiting agreements include inspection of the installed stations at least once a year while the agreement is active. Bond, spot, drywood fumigation and Formosan liquid warranties are reactive: tell us about new activity during the warranty term and we schedule an inspection. Formosan fumigation has no warranty and no follow-up service.

What Termite Treatment Costs in Homestead

Termite pricing depends on the species and the method chosen. The published starting price on this page applies to one service only, a one-year drywood termite bond on a smaller home.

Termite protection in Homestead starts around $975 for a one-year drywood termite bond on a smaller home.

Other methods are quoted individually after inspection. These include spot treatment, three-year bonds, drywood or Formosan fumigation, Formosan liquid treatment and baiting installation. The main things that affect your quote:

  • Species and method: The termite found and the treatment that fits it.
  • Home size: The size of the structure being treated.
  • Access: How easily the affected areas can be reached.
  • Extent of activity: How far the termite activity has spread.
  • Coverage term: Bond length and optional renewals change what you pay over time.

Every job starts with a free inspection and a written quote. A wood-destroying organism (WDO) report for a home sale is a separate paid service, quoted on request.

What Customers Say About On Demand Pest Control

★★★★★

“Aiden was excellent! On his own initiative, he checked the wooden table and mirror by the front door where the dead termites had been found. He also checked another piece of wooden furniture that was nearby. He also found a new hole that the termites had made and was very thorough in treating the whole area. We are very pleased with his service and would highly recommend him to our friends.”

— A. Jones

“On Friday morning I saw what appeared to be droppings from drywood termites in my cabinet. I sent an online inquiry about a termite inspection. I received a call within 10 minutes, and by 130 that afternoon Bill came by to do a free inspection. Bill was knowledgeable, thorough, honest, and polite. He didn’t try to sell me something I didn’t need and provided a synopsis of possible treatments.”

— L. Shortt
★★★★★

“My neighbors used them and they came highly recommended. I called, they scheduled right away to come out, scheduled the tenting for termites right away, and scheduled the walk through appointment. Matthew Klein Senior inspector came out and is my rep now. He is very thorough, honest, and upfront. They do not add additional services just because, they listen to your needs, no games.”

Termite Warranty Coverage by Treatment Method

No single warranty covers every termite service. Each method has its own warranty terms, set by the written agreement you sign:

  • Drywood termite bonds: run one or three years. Further drywood treatment is included at no added charge during the term, and you can renew one year at a time.
  • Drywood fumigation: carries a one-year renewable warranty.
  • Drywood spot treatment: covers only the areas named in the agreement, for 60 days. It can’t be renewed or transferred.
  • Formosan liquid treatment: carries a one-year renewable warranty that is limited to further liquid treatment.
  • Baiting system: includes first-year station monitoring and servicing, with optional annual renewal.

Formosan termite fumigation is sold with no warranty and no included retreatment. None of these agreements pay for wood repair. For bonds, drywood fumigation and liquid treatment, warranty service begins when you report new activity to us.

Frequently asked questions

How much does termite treatment cost in Homestead?

The published starting price on this page applies only to a one-year drywood termite bond on a smaller home. Other methods are quoted after a free inspection, based on the species, your home's size and how far the activity has spread. You get the quote in writing before any work is scheduled.

Do I have to leave my house during termite treatment?

For tent fumigation, yes. The typical vacate period is two nights and three days, and you go back in only after the licensed fumigator posts clearance. Liquid soil treatment doesn't require leaving the house. People and pets need to stay clear of the work area while the work is in progress, and off treated soil until the application has been watered in or has dried. Your inspector will explain the prep for the method you choose.

Is a termite inspection free?

Yes. The standard inspection to identify termites and quote treatment is free. An official WDO report for a real estate transaction is a separate paid service, quoted on request.

How soon can someone come out to my Homestead home?

ODPC responds the same day you reach out. New customers are typically scheduled within 24 hours. Same-day appointments depend on availability and preparation.

Does a termite warranty pay for damaged wood?

No. None of our termite agreements cover wood repair or replacement. Depending on the method, the warranty provides further treatment during the term, or station monitoring and servicing for baiting. Formosan fumigation has no warranty at all, so ask your inspector to walk you through the terms for each option before you choose.
