If you are searching for termite treatment in Miami Beach, you probably want to know three things: what kind of termite is in your home, which method will deal with it, and what the written coverage says. That order matters because South Florida homes can face several very different termites. Drywood termite colonies live within the wood they feed on and do not need contact with soil. Native subterranean termites and Formosan termites belong to the subterranean group. Each service in our catalog is built for specific species. Bait stations around the yard, for example, do not control drywood termites living in attic wood. A drywood bond does not cover Formosan or other subterranean termites. If you pick a method before the termite is identified, you risk paying for work that leaves the real problem in place.

Our termite treatment catalog has seven services, grouped by termite type. Drywood work includes a one-year or three-year drywood termite bond, localized spot treatment and whole-house tent fumigation. For subterranean termites, including Formosan termites, we install a baiting system around the home. Formosan termites also have two dedicated options: a whole-house fumigation at the higher gas dosage specified for Formosan termites, and a liquid soil treatment. None of these is a mandatory step. After the inspection, you choose from the options that fit what the inspector actually found.

Drywood, Subterranean and Formosan Termite Work Explained

Each group of termites calls for a different kind of work. Drywood bond service can include attic treatment, spot injections or radius treatment of the wood identified during inspection. Spot treatment is limited to the exact areas listed in the contract. Tent fumigation uses sulfuryl fluoride gas to treat the whole structure. Installing a baiting system means digging around the perimeter to place stations in the soil. Formosan liquid treatment involves trenching along the foundation, drilling and injecting beneath slabs next to the home, and spot or foam treatment where activity is known. The drill holes are patched but stay visible.

When Do Termites Swarm in Miami Beach and South Florida?

Swarms are the moment most homeowners first notice termites. Winged reproductives, called alates, leave a mature colony to start new ones, and the timing depends on the species. University of Florida IFAS research gives each group its own calendar. Those calendars describe Florida as a whole. They are not counts of how often termites turn up in Miami Beach.

  • Formosan subterranean termites: In Florida they typically swarm from early April through late June, shortly after sunset, with peak activity in May. A single flight can include tens of thousands of insects. When a structure is infested, the swarm can happen indoors.
  • **West Indian drywood termites (Cryptotermes brevis):** Mating flights run from April to June, though flights can occur at any time of year. After the flight, the alates shed their wings and pair off to look for a crack, hole or knot in wood where they can start a new colony.
  • **Native subterranean termites (Reticulitermes):** Florida’s three species fly at different times. R. hageni flies from early December to early February, in the evening. R. flavipes flies from early January through April. R. virginicus flies from early February to late May. R. flavipes and R. virginicus usually fly on warm, sunny, windless early afternoons, often after rain.

Taken together, at least one of these termite groups in Florida may be flying in any month from December through June, and drywood flights can happen outside that window too. If you find shed wings or winged insects inside your Miami Beach home, save a sample in a sealed bag and book an inspection. Treatment should follow the species the inspector identifies, not the calendar.

How a Termite Inspection and Treatment Plan Works

You come back only after the licensed fumigator posts clearance. For liquid treatment, you clear stored items away from the foundation and mark any buried lines. You do not need to leave the home, but people and pets must stay clear of the immediate work area while trenching, drilling and application are in progress, and off treated soil until the application has been watered in or has dried. For baiting, the technician needs access to the soil around the perimeter to install the stations.

  5. Treatment by a technician.

    Our technician applies the service according to the product label and the scope of your contract.

  6. Coverage under your contract.

    Follow-up after treatment happens the way your contract describes. For baiting, we inspect the installed stations at least once a year during the first-year term included with installation and any renewal term you elect. For the other warrantied methods, you request an inspection if you see activity during the warranty term.

Termite Warranty Terms by Treatment Method

Each termite service has its own written terms, so what you receive depends on the method you choose. Review the warranty terms for your option before you sign. The drywood bond covers the structural members identified during inspection for an initial one-year or three-year term. Drywood fumigation covers the structure for an initial one-year term. During the term, both include any additional drywood treatment we find necessary at no extra charge, and both can be extended with optional annual renewals. Spot treatment covers only the specified areas for sixty days. It cannot be renewed or transferred to a new owner.

The baiting system includes its first year of station monitoring and servicing, and yearly renewal after that is optional. It covers subterranean termites only and does not cover above-ground infestations. Formosan liquid treatment carries a one-year renewable warranty. Its only remedy is further liquid treatment, and fumigation is excluded. Formosan fumigation is sold with no warranty and includes no retreatment, reinspection, or renewal. None of these services pay for wood repair, so ask your inspector to walk you through the contract for your option before you sign.
