Termite Treatment in Miramar: Start by Knowing Which Termite You Have

Good termite treatment in Miramar starts with one question: which termite is in your home? Drywood termite colonies live entirely inside the wood they feed on. Formosan and native subterranean termites are soil-based termites that typically reach a structure from the ground. They live so differently that each needs its own method. The right service for your house depends on what our inspector actually finds.

On Demand Pest Control offers seven separate termite services, and none of them is a one-size package. For drywood termites, the options are localized spot treatment, a one-year or three-year drywood bond, or whole-house tent fumigation. For subterranean termites, including Formosan colonies, a baiting system is one option. Formosan colonies can also be treated with a liquid soil treatment or a Formosan tent fumigation. Your inspector explains which options fit the evidence in your home before you commit to anything.

Our Davie office serves Miramar along with other Broward, Miami-Dade and Palm Beach cities. The standard termite inspection is free, and each service comes with its own written terms. If you are buying or selling a home and need an official WDO real-estate report, that is a separate paid service, quoted on request.

What Drywood, Formosan and Subterranean Termite Work Involves

Each termite method looks different on site. Here is what you can expect during the work:

  • Spot treatment: targeted treatment of the specific wood areas listed on your agreement, with no tent.
  • Drywood bond: one or more of attic treatment, spot injections and radius treatment, as listed on your agreement.
  • Tent fumigation: tarps go over the whole structure and sulfuryl fluoride gas is applied. You can go back inside only after clearance is posted.
  • Formosan liquid treatment: trenching along the foundation, drilling and injecting beneath slabs next to the home, and spot or foam treatment where activity was found. Drill holes are patched but stay visible.
  • Baiting system: stations are installed in the soil around the perimeter, then monitored and serviced under your agreement.

When Termites Swarm in Miramar: A Species-by-Species Florida Calendar

A swarm is a mating flight of winged termites called alates. Termite species do not all swarm at the same time of year. University of Florida IFAS research gives each species its own Florida calendar, and that helps Miramar homeowners make sense of what they see:

  • Native subterranean termites (Reticulitermes): Florida has three species, each with its own flight window. R. hageni flies from early December to early February, in the evening. R. flavipes flies from early January through April. R. virginicus flies from early February to late May. The last two usually fly on warm, sunny, windless early afternoons, often after rain.
  • Formosan subterranean termites: These typically swarm from early April to late June, shortly after sunset, with peak activity in May. One flight can include tens of thousands of termites. When a structure is infested, the swarm can happen indoors.
  • West Indian drywood termites: This species flies mostly from April to June, but flights can happen at any time of year.

Two more UF/IFAS details apply to specific species. West Indian drywood colonies do not produce winged termites until they mature, at about five years old, and they can keep producing them for the rest of the colony’s life, which can exceed ten years. For this species, a swarm usually means an established colony, not a new arrival. Established native subterranean (Reticulitermes) colonies in Florida feed on wood all year, even outside their flight windows. So a month without visible activity does not mean those colonies are gone.

Winged termites, piles of shed wings or small pellets under wood trim are all good reasons to book an inspection, in any season. Because calendars differ by species, knowing which termite you have also explains when you might see it again.

How a Termite Inspection Leads to the Right Treatment Plan

Termite work in Miramar follows a species-first sequence. Here is how it goes from the first call to the finished treatment:

  1. Book your free inspection.

We respond the same day. New customers are typically scheduled within 24 hours, and same-day appointments depend on availability and preparation.

  2. Inspect accessible areas.

Your inspector checks the parts of the home that can be reached safely and looks for signs of termite activity and damaged wood.

  3. Identify the termite type.

Drywood, Formosan and native subterranean termites each call for different services. Baiting is never used for drywood termites. Formosan tent fumigation is used only for Formosan termites and is separate from drywood fumigation.

  4. Get written options.

You receive a written quote that covers only the catalog services that fit what was found. Your inspector explains how each option works and what its terms cover. You choose, and nothing is added automatically.

  5. Prepare for your chosen method.

Each method has its own preparation. Tent fumigation means leaving home, typically for two nights and three days, until the licensed fumigator posts clearance. Liquid treatment does not require leaving home, but people and pets must stay clear of the immediate work area while treatment is in progress and off treated soil until the application has been watered in or has dried. Bait station installation involves digging in the soil around the home’s perimeter.

  6. Treatment and follow-up.

A technician does the work according to the product label and your agreement. Follow-up depends on the service you choose:

  • Baiting system: during the first-year Initial Term included with installation, and during any optional annual Renewal Term you elect, we inspect the installed bait stations at least once a year and replace, refresh or repair stations and bait as needed.
  • Drywood bonds, drywood fumigation, drywood spot treatment and Formosan liquid treatment: warranty service is reactive. There are no scheduled reinspections. Report new termite activity during your coverage period, and we schedule an inspection under the terms of your agreement.
  • Formosan tent fumigation: sold with no warranty, so it includes no promised retreatment or reinspection.

What Termite Treatment Costs in Miramar

Termite pricing depends on the species, the method and the size of the home, so no single number covers every job. The published starting figure below applies to one service only: a one-year drywood termite bond on a smaller home.

Termite protection in Miramar starts around $975 for a one-year drywood termite bond on a smaller home.

Every other method is quoted individually after your inspection. That includes three-year bonds, spot treatment, drywood fumigation, Formosan fumigation, Formosan liquid treatment and baiting system installation. The main factors behind the final price are:

  • Termite species: drywood, Formosan and native subterranean termites each call for different services.
  • Home size and layout: for fumigation, the volume of the structure and its roof layout affect the job.
  • Extent of activity: a few localized areas may need different work than activity spread through the structure.
  • Coverage term: a one-year or three-year bond, and whether you plan to renew.
  • Site conditions: slabs, landscaping and access around the foundation affect liquid and baiting work.

Every job begins with a free inspection and a written quote, so you see the full scope before you decide.

What On Demand Pest Control Customers Say

★★★★★

“Aiden was excellent! On his own initiative, he checked the wooden table and mirror by the front door where the dead termites had been found. He also checked another piece of wooden furniture that was nearby. He also found a new hole that the termites had made and was very thorough in treating the whole area. We are very pleased with his service and would highly recommend him to our friends.”

— A. Jones
★★★★★

“On Friday morning I saw what appeared to be droppings from drywood termites in my cabinet. I sent an online inquiry about a termite inspection. I received a call within 10 minutes, and by 130 that afternoon Bill came by to do a free inspection. Bill was knowledgeable, thorough, honest, and polite. He didn’t try to sell me something I didn’t need and provided a synopsis of possible treatments.”

— L. Shortt
★★★★★

“My neighbors used them and they came highly recommended. I called, they scheduled right away to come out, scheduled the tenting for termites right away, and scheduled the walk through appointment. Matthew Klein Senior inspector came out and is my rep now. He is very thorough, honest, and upfront. They do not add additional services just because, they listen to your needs, no games.”

Why Miramar Homeowners Choose Us for Termite Control

Choosing a termite company really means choosing a method and a contract. Here is what sets our approach apart:

  • Species-matched options: seven separate termite services, with recommendations based on the termite your inspector identifies.
  • Written, method-specific terms: coverage differs by service. Bonds, drywood fumigation, baiting and Formosan liquid treatment have renewable terms. Spot treatment has 60 days of non-renewable coverage, and Formosan fumigation carries no warranty. You see the terms in writing before you sign.
  • Licensed, insured and nearby: Pest Control License #JB259950, general liability and workers’ compensation coverage, and a Davie office that serves Miramar.
  • Clear scheduling: we respond the same day. New customers are typically scheduled within 24 hours, and same-day appointments depend on availability and preparation.

Termite Warranty Coverage: What Each Method Includes

There is no single termite warranty. Coverage depends on the method you choose. A drywood bond has a one-year or three-year initial term, and drywood fumigation has a one-year initial term. Both can be extended with optional paid annual renewals. During the term, if you report drywood activity, we inspect it at no charge and re-treat covered activity at no additional charge. Spot treatment covers only the treated areas for 60 days, cannot be renewed and does not transfer to a new owner. A baiting system includes its first year of station monitoring and servicing, and you can choose to renew each year. Formosan liquid treatment carries a one-year renewable warranty that covers further liquid treatment only, never fumigation. Formosan fumigation is sold with no warranty.

None of these agreements pay for wood repair, and each one has its own exclusions, access requirements and transfer rules. Your inspector goes over the full warranty terms for the option you pick before any work is scheduled. That way you know what the initial term includes, what an optional renewal adds, and which conditions fall outside coverage before you sign anything.

Frequently asked questions

How can I tell whether my Miramar home has drywood or subterranean termites?

Drywood termites often leave small, hard pellets below infested wood such as window frames or trim. Subterranean termites, including Formosan termites, often build mud tubes along foundations or walls. Our free inspection confirms the species so your options fit the actual problem.

Do I have to leave my house during termite treatment?

It depends on the method. Tent fumigation requires leaving, typically for two nights and three days, until clearance is posted. Formosan liquid treatment does not require leaving home, but people and pets must stay clear of the immediate work area while treatment is in progress and off treated soil until the application has been watered in or has dried. Spot treatment and bait installation each have their own preparation steps, which your inspector will explain.

Is the termite inspection really free?

Yes. The standard inspection with a written quote is free. An official WDO real-estate report for a home sale or closing is a separate paid service, quoted on request.

How soon can someone come out to my home?

We respond the same day. New customers are typically scheduled within 24 hours. Same-day appointments depend on availability and preparation.

Does a termite warranty pay to repair damaged wood?

No. Our termite agreements do not cover wood repair or replacement. Where a warranty applies, it covers retreatment or servicing as described in that agreement. Formosan fumigation has no warranty at all.
