Subterranean termites, including Formosan termites, typically nest in or travel from the soil, although Formosan termites can also form aerial colonies above ground. These groups need different treatment. When a plan skips this step, a homeowner can pay for a method that never reaches the colony causing the damage.

  • Drywood bond or spot treatment: technicians work at the areas marked for treatment. That may mean walking through the attic and, in limited cases, going onto the roof.
  • Fumigation: the crew seals the structure under tarps and releases sulfuryl fluoride gas. You finish a preparation checklist beforehand and stay out until clearance is posted.
  • Liquid treatment: the crew trenches along the foundation and drills beneath slabs that touch it. The drill holes are patched but stay visible.
  • Baiting: the crew installs stations in the soil around the home.

When Termites Swarm in Southwest Florida

In Florida, each termite species swarms on its own calendar. A swarm is often the first thing a homeowner notices, so it helps to know which insect flies when. The timelines below come from UF/IFAS research and describe patterns across Florida. They don’t show how common any species is in Naples.

  • Formosan subterranean termites: usually swarm from early April to late June, shortly after sunset, peaking in May. One flight can include tens of thousands of insects. When a structure is infested, the swarm can happen indoors.
  • West Indian drywood termites: fly from April to June, though flights can happen at other times of year. After a flight, pairs shed their wings and look for a crack, hole or knot in wood where they can start a colony.
  • Native subterranean termites (Reticulitermes): timing depends on the species. R. hageni flies in the evening from early December to early February. R. flavipes flies from early January through April, and R. virginicus from early February to late May. Those two usually fly on warm, calm, sunny early afternoons after rain.

A swarm near a porch light on a May evening points to a different termite than daytime swarmers after a February rain. Discarded wings on a windowsill are worth reporting in any month. UF/IFAS reports that West Indian drywood colonies don’t produce swarmers until they mature, at about five years old. A colony of that species may have been feeding for years before you ever see it fly.

Termite Warranty Coverage by Treatment Method

Your coverage depends on the service you buy. We don’t have one blanket termite warranty. Each contract sets out its own warranty terms: how long coverage lasts, which species it covers, whether you can renew it and whether it transfers if you sell the home. These are the main differences between the services:

  • Drywood bond (one-year or three-year): any additional drywood treatment we decide is needed during the term is included. After the initial term, you can renew one year at a time for a fee.
  • Drywood tent fumigation: a one-year initial term that includes additional drywood treatment, renewable each year.
  • Drywood spot treatment: covers only the areas treated, for 60 days. It can’t be renewed or transferred.
  • Formosan liquid treatment: a one-year renewable term that includes further liquid treatment only. Fumigation is never part of it.
  • Baiting system: the first year of station monitoring and servicing comes with installation, and yearly renewal is optional. It covers subterranean termites only, not above-ground (aerial) infestations.
  • Formosan fumigation: sold with no warranty, no term and no retreatment obligation. Any later work is quoted as a new job.

None of these contracts pays to repair termite-damaged wood. Each contract has its own conditions, such as fixing moisture problems and telling us in writing about structural changes.
