Termite Treatment in Palmetto Bay: Matching the Method to the Termite

If you are searching for termite treatment in Palmetto Bay, start by finding out which termite you have. Palmetto Bay is a suburban village in Miami-Dade County. Drywood, native subterranean and Formosan termites all occur in Florida, and each needs a different approach. A method that works on one species can do nothing against another. That is why we start with a free inspection and choose the method only after it.

Drywood termite colonies live entirely within wood. They need no contact with soil, so they can turn up in attic framing, trim or furniture. Subterranean termites, including the Formosan termite, typically work from colonies connected to the soil, though Formosan activity is not always tied to the ground. A treatment for one group does not carry over to the other. Bait stations in the yard do not reach drywood termites living inside a rafter. Formosan fumigation is a one-time event. Longer-term Formosan protection comes from a separate liquid treatment or a baiting system.

On Demand Pest Control offers seven termite services, and each one has its own written agreement. Our inspector checks the accessible areas of your home and identifies the termite type where the evidence allows. Then they explain which services fit what they found. Depending on the species, your written options can include a drywood bond, a localized spot treatment, drywood fumigation, a liquid Formosan treatment, Formosan fumigation or a subterranean baiting system. Nothing is scheduled until you choose.

Timing matters if you have seen swarmers or wood damage. ODPC responds the same day you reach out. New customers are typically scheduled within 24 hours, and same-day appointments depend on availability and preparation.

Signs of Drywood and Subterranean Termites in a Home

Knowing what to look for helps you describe the problem when you call. Common signs include:

  • Frass: small, hard pellets pushed out of drywood galleries, often in little piles below trim, furniture or attic framing.
  • Discarded wings: piles of shed wings near windows, doors or light fixtures after a swarm.
  • Mud tubes: pencil-width earthen tunnels running up foundation walls, which subterranean termites use to travel between soil and wood.
  • Hollow or blistered wood: trim or baseboards that sound papery when tapped, or paint that bubbles over damaged wood.
  • Indoor swarms: alates appearing inside the home, which can signal an active infestation in the structure.

None of these signs confirms the species on its own. An inspection ties the evidence to a termite type before we recommend any treatment.

When Do Termites Swarm in Palmetto Bay? Timing by Species

Florida’s termites do not all follow one calendar. The clearest seasonal sign is the swarm, when winged reproductives called alates leave a mature colony to start new ones. University of Florida IFAS entomologists report that swarm timing varies by species:

  • Formosan subterranean termites: In Florida they typically swarm between early April and late June, shortly after sunset, with peak activity in May. A single flight can contain tens of thousands of insects. When a home is infested, the swarm can happen indoors.
  • **West Indian drywood termites (Cryptotermes brevis):** Alates leave the colony on several mating flights from April to June, and flights can happen at any time of year. A colony takes about five years to mature before it produces alates.
  • **Native subterranean termites (Reticulitermes):** Established colonies in Florida feed on wood year-round, but Florida’s three species swarm at different times. R. hageni flies from early December to early February, usually in the evening. R. flavipes flies from early January through April. R. virginicus flies from early February to late May. The last two usually fly on warm, sunny, windless early afternoons after rain.

These windows overlap, so a late-spring swarm could come from more than one species. Discarded wings on a windowsill or alates clustering around lights after dusk are worth a call in any month. The calendar can’t tell you which treatment your home needs, so identifying the species comes first.

How a Termite Inspection Leads to Your Written Treatment Plan

Every termite job follows the same sequence. The method changes based on what the inspection finds.

  1. Free inspection.

Our inspector checks the accessible areas of your home and looks for evidence of termite activity.

  2. Identify the termite type.

Fecal pellets (frass), mud tubes, swarmer wings and damage patterns help show whether the activity is drywood, native subterranean or Formosan.

  3. Written options.

You get a written quote for the services that fit that species:

  • Drywood termites: a bond with attic treatment, spot injections or radius treatment; a one-time spot treatment; or whole-house drywood fumigation.
  • Native subterranean termites: the baiting system.
  • Formosan termites: the baiting system, a liquid Formosan treatment or Formosan fumigation.
  1. Preparation.

Each method has its own prep rules. For fumigation you leave the home, typically for two nights and three days, and stay out until the licensed fumigator posts clearance. You don’t have to leave for liquid treatment, but people and pets stay clear of the work area while work is in progress and off treated soil until the application has been watered in or has dried. Installing a baiting system involves digging and drilling in the soil around the perimeter. Liquid Formosan treatment involves trenching along the foundation and drilling beneath abutting slabs.

  2. Treatment.

A technician performs the service you chose according to the product label. For a baiting system, stations go into the soil around the home’s perimeter.

  3. After treatment.

What happens next depends on your agreement:

  • Bond, drywood fumigation, spot or liquid term: you report new activity during the term.
  • Baiting system: the stations are inspected at least once a year during each term.
  • Formosan fumigation: no follow-up coverage is included.

What Does Termite Treatment Cost in Palmetto Bay?

The starting figure below applies to only one service, a one-year drywood termite bond on a smaller home.

Termite protection in Palmetto Bay starts around $975 for a one-year drywood termite bond on a smaller home.

Every other termite method is quoted individually. That includes three-year bonds, spot treatment, drywood or Formosan fumigation, liquid Formosan treatment and the baiting system. The final price depends on:

  • the termite species
  • the size and layout of the home
  • how widespread the activity is
  • attic and foundation access
  • the coverage term you choose

The standard initial inspection is free and comes with a written quote. An official WDO report for a real estate transaction is a separate paid service, quoted separately.

Costs are easier to compare once you know the species. A localized spot treatment and whole-house fumigation solve different problems, and your written quote spells out what each option includes. If you want to know how each approach works before your appointment, our main termite treatment overview explains the drywood, native subterranean and Formosan methods in more detail. Your inspector can also answer questions about any line in the quote.

What On Demand Pest Control Customers Say

★★★★★

“Aiden was excellent! On his own initiative, he checked the wooden table and mirror by the front door where the dead termites had been found. He also checked another piece of wooden furniture that was nearby. He also found a new hole that the termites had made and was very thorough in treating the whole area. We are very pleased with his service and would highly recommend him to our friends.”

— A. Jones
★★★★★

“On Friday morning I saw what appeared to be droppings from drywood termites in my cabinet. I sent an online inquiry about a termite inspection. I received a call within 10 minutes, and by 130 that afternoon Bill came by to do a free inspection. Bill was knowledgeable, thorough, honest, and polite. He didn’t try to sell me something I didn’t need and provided a synopsis of possible treatments.”

— L. Shortt
★★★★★

“My neighbors used them and they came highly recommended. I called, they scheduled right away to come out, scheduled the tenting for termites right away, and scheduled the walk through appointment. Matthew Klein Senior inspector came out and is my rep now. He is very thorough, honest, and upfront. They do not add additional services just because, they listen to your needs, no games.”

Licensed and insured in Florida

Yes. On Demand Pest Control holds a Florida pest control business license from the Florida Department of Agriculture and Consumer Services: Pest Control License #JB259950. Florida licenses pest control companies at the state level, so this one license covers our work in Palmetto Bay and across Miami-Dade County.

We carry general liability insurance and workers’ compensation coverage. The company has operated since 2017. Termite work on wood-destroying organisms falls under Florida’s structural pest control rules, so each termite service comes with its own written agreement that states what is included.

Choosing a Termite Company in Palmetto Bay: What Sets ODPC Apart

A good termite company explains your options clearly before any work begins. Here is what you can expect from us:

  • Species-matched options: Bonds, spot treatment and drywood fumigation are for drywood termites. The baiting system is for subterranean termites, including Formosan. Liquid treatment and Formosan fumigation are only for Formosan termites.
  • Seven distinct termite services: Your inspector can offer real choices, from a localized spot treatment to whole-house fumigation or a baiting system.
  • Contract-specific terms: The bond, drywood fumigation, spot, liquid and baiting agreements each set their own coverage term, renewal and transfer rules. Formosan fumigation is sold with no warranty, term or renewal. You know exactly which agreement you are buying.
  • Licensed, insured and local: We hold Pest Control License #JB259950 and carry general liability and workers’ compensation. Our East Coast branch in Davie serves Palmetto Bay.

Termite Warranty Coverage: What Each Method Includes

Coverage depends on the method you choose:

  • Drywood bond: runs for one year or three years.
  • Drywood fumigation: runs for one year.
  • Liquid Formosan treatment: carries a one-year warranty that covers further liquid treatment only, never fumigation.
  • Drywood spot treatment: covers only the treated areas for 60 days and cannot be transferred to a new owner.

During the term, the bond and drywood fumigation include any additional drywood treatment we find necessary at no extra charge. The bond, drywood fumigation and liquid treatment can each be extended with an optional annual renewal. For all four methods, warranty service starts when you report new activity.

The baiting system works differently. Installation includes a first year of monitoring, with optional annual renewals after that. During each term we inspect the installed stations at least once a year and service them as needed. Formosan fumigation is sold with no warranty and no included retreatment, though any later work can be quoted separately. None of these agreements pays for wood repair. Before you sign, your inspector goes over the full warranty terms for your option, including renewal, transfer rules and exclusions.

Frequently asked questions

Is a termite inspection free in Palmetto Bay?

Yes. Our standard termite inspection is free and ends with a written quote. An official WDO report for a real estate closing is a separate paid service, quoted on request.

Do I have to leave my home for termite treatment?

It depends on the method. For fumigation you leave the home, typically for two nights and three days, and no one re-enters until the licensed fumigator posts clearance. You don't have to leave for liquid Formosan treatment, though people and pets stay clear of the work area and off treated soil until the application has been watered in or has dried. Other methods have their own preparation steps, which your inspector will explain.

Will tenting get rid of subterranean termites?

It depends on the species. Formosan fumigation is a one-time service that targets Formosan termites inside the structure, and it has no warranty. For longer-term Formosan protection, the options are liquid Formosan treatment or the baiting system. For native subterranean termites, our option is the baiting system.

Does a termite warranty cover wood damage repair?

No. None of our termite agreements pay for wood repair or replacement. Depending on the method, coverage means further treatment or station servicing during the covered term. Formosan fumigation includes no warranty at all.

How soon can someone come out to my home?

We respond the same day you contact us. New customers are typically scheduled within 24 hours, and same-day appointments depend on availability and preparation.
