Conducive conditions matter as well. Wood touching soil, debris against the foundation, and moisture from roof, plumbing or irrigation leaks can all support termite activity. Under our agreements, leaving identified moisture problems unrepaired can also affect warranty coverage.

When Termites Swarm in Parkland and Across South Florida

  • Native subterranean termites (Reticulitermes): Florida’s three species swarm in different windows. R. hageni flies from early December to early February, in the evening. R. flavipes flies from early January through April. R. virginicus flies from early February to late May. The latter two tend to fly on warm, sunny, windless early afternoons, usually after rain.
  • West Indian drywood termites (Cryptotermes brevis): make mating flights from April to June, though flights can occur any time of year. The colony lives entirely inside wood and draws its moisture from the wood and its own metabolism, so it never needs soil contact.

    You receive a written quote describing the recommended service, its scope and any warranty terms that apply to it. Where more than one service fits, the options are laid out side by side.

  4. Preparation.

    Each method has its own prep. Fumigation requires vacating the home, typically for two nights and three days, and completing a preparation checklist. You may return only after the licensed fumigator has tested clearance levels and posted a written clearance notice. Liquid treatment does not require vacating, but people and pets must stay clear of the work area and off treated soil until it has been watered in or dried. Liquid treatment involves trenching and drilling, and baiting installation involves digging around the perimeter, so the foundation area needs to be cleared.

  5. Treatment by a technician.

    A technician performs the service you chose, whether that is drywood attic or spot treatment, tent fumigation, liquid soil application or bait station installation.

  6. Follow-up under your agreement.

    After treatment, follow-up works the way your specific agreement describes. For the baiting system, we inspect the installed stations at least once a year during the initial term and any optional renewal term you elect, and service stations and bait as needed. Our other warranted termite services are reactive: there are no scheduled reinspections, and you report signs of activity so we can respond under the terms of your agreement. Formosan fumigation is sold without a warranty and has no retreatment or reinspection obligation.

  • Drywood fumigation: a one-year initial term with no-charge retreatment for covered drywood activity, plus optional yearly renewal.
  • Drywood spot treatment: covers only the treated areas named in your agreement, for sixty days. It is not renewable or transferable.
  • Baiting system: installation includes the first year of monitoring and servicing of the stations and bait, with the system inspected at least once a year. Renewal is optional. It covers subterranean species only, not drywood or above-ground infestations.
  • Formosan liquid treatment: one year of further liquid treatment for covered Formosan activity, renewable yearly. It never includes fumigation.
  • Formosan fumigation: sold with no warranty and no included retreatment. Any later work is quoted separately as new work.
