Termite Treatment in Pembroke Pines Starts With Knowing the Species

If you are searching for termite treatment Pembroke Pines homeowners can trust, start with one question: which termite is in the house? A drywood termite colony lives inside the wood it feeds on and does not need contact with soil. Formosan and native subterranean termites typically build colonies in the soil and often reach the structure from below. Each group needs a different method, so the treatment plan depends on what the inspection finds.

On Demand Pest Control offers seven termite services. Our drywood options are a one-year or three-year drywood termite bond, SPOT drywood treatment for specific areas, and whole-house drywood tent fumigation. For Formosan termites, we offer liquid soil treatment and a separate Formosan fumigation. For subterranean colonies, including Formosan, we install a Sentricon termite baiting system. Once the termite type is identified, these are the options we choose from. A single home does not need all of them.

The goal for your Pembroke Pines home is simple. Our inspector looks for termite signs, identifies the termite type and tells you what was found. You then get written options that fit that species. Our main termite treatment page covers each method in more depth, but the choice always comes back to the species and where the activity is in your house. A drywood colony in an attic rafter and a Formosan colony coming up from the soil lead to very different plans.

Timing matters when you find wings on a windowsill or small pellets under a cabinet. ODPC responds the same day. New customers are typically scheduled within 24 hours, and same-day appointments depend on availability and preparation.

What Happens During Termite Treatment Work at Your Home

The work looks very different from one method to the next. Drywood bond work takes place mostly in the attic and at the affected wood, and technicians need to walk the attic to reach it. Tent fumigation covers the whole house with tarps. The household typically stays away for two nights and three days, and no one goes back in until the licensed fumigator posts clearance. Liquid Formosan treatment involves trenching along the foundation and drilling through slabs that touch it. The drill holes are patched but will still show. Baiting involves digging into the soil around the house to set the stations. Ask about the preparation for your method when you review your written options.

When Termites Swarm in Pembroke Pines and South Florida

Termite swarms are often the first sign a homeowner notices, and each species flies on its own calendar. UF/IFAS research says Formosan subterranean termites (Coptotermes formosanus) in Florida typically swarm from early April to late June. They fly shortly after sunset, and swarming peaks in May. A single flight can include tens of thousands of winged termites. When a structure is already infested, the swarm can happen indoors, so a cloud of winged insects around lights on a May evening is worth reporting.

The West Indian drywood termite (Cryptotermes brevis) follows a different pattern. UF/IFAS records its mating flights from April to June, but flights can happen at any time of year. Colonies live entirely inside wood and do not produce winged termites until they are mature, at about five years old. By the time you see swarmers, the colony has usually been in the wood for years.

Florida’s native subterranean termites (Reticulitermes) include three species, and their flight windows don’t line up. R. hageni flies from early December to early February, in the evening. R. flavipes flies from early January through April, and R. virginicus from early February to late May. The last two usually fly in the early afternoon on warm, sunny, calm days, often after rain. These calendars describe Florida as a whole. They show when each species tends to fly, not how common any species is in Pembroke Pines. They do help explain why a swarm in January and a swarm in May can point to different termites and different treatments.

How a Termite Inspection and Treatment Plan Works

Every termite job follows the same order: inspect, identify the species, choose the method and then treat. Here is what that looks like at your home.

  1. Free inspection.

Our inspector looks for signs such as droppings, discarded wings, mud tubes and damaged wood.

  2. Species identification.

The findings show whether you are dealing with drywood, Formosan or native subterranean termites, since that decides which methods can work.

  3. Written options.

You receive written choices that fit the termite type. For drywood, that could be a bond, SPOT treatment or tent fumigation. For Formosan termites, it could be liquid treatment, fumigation or baiting. For native subterranean termites, it is the baiting system.

  4. Preparation.

Each method has its own preparation. Fumigation follows a preparation checklist and requires the household to leave for the vacate period. Liquid treatment requires clearing items away from the foundation and marking buried lines. Baiting requires access to the soil around the house.

  5. Treatment.

A technician does the work according to the manufacturer’s label. Depending on the method, that means attic treatment, spot injections or radius treatment for a bond; sulfuryl fluoride under a tent; trenching and drilling for liquid; or installing bait stations around the perimeter.

  6. Coverage after treatment.

What happens next follows the written terms of your contract. For the baiting system, during the included first year and any optional renewal year you choose, we inspect the installed stations at least once a year and replace, refresh or repair stations and bait as needed. Drywood bond, drywood fumigation, SPOT and Formosan liquid warranties are reactive: they respond when you report activity, under each contract’s terms. Formosan fumigation has no warranty and no retreatment.

What Termite Treatment Costs in Pembroke Pines

Termite pricing depends on the method, the size of the house and where the activity is, so no single price covers every job. The published starting figure below applies to one service only: a one-year drywood termite bond on a smaller home.

Termite protection in Pembroke Pines starts around $975 for a one-year drywood termite bond on a smaller home.

Every other termite service is quoted separately after the inspection. That includes the three-year bond, SPOT treatment, drywood fumigation, Formosan fumigation, Formosan liquid treatment and the baiting system. The main factors are the home’s size and layout, which species is present, and how far the activity has spread. For liquid treatment, the length of the foundation and any slabs that need drilling also matter. For baiting, the length of the perimeter matters. Every job starts with a free inspection and a written quote, so you see the price and terms before you decide. Official WDO reports for real estate closings are a separate paid service and are quoted on request.

Pembroke Pines Neighborhoods and Communities We Serve

We provide termite inspections and treatment for homes across Pembroke Pines. That includes the western communities of Chapel Trail and Silver Lakes, as well as the rest of the city. Wherever your home is in Pembroke Pines, the process is the same: a free inspection, identification of the species and written options for your house.

When you book, give us the full street address, any instructions for getting into your community, and the best way to reach the home’s attic and foundation. For fumigation or liquid work, also tell us about pets, locked gates, irrigation lines or other buried installations, so the technician can plan the visit. If you manage a property for an HOA board, the same inspection-first approach applies to each home you arrange service for.

What On Demand Pest Control Customers Say

★★★★★

“Aiden was excellent! On his own initiative, he checked the wooden table and mirror by the front door where the dead termites had been found. He also checked another piece of wooden furniture that was nearby. He also found a new hole that the termites had made and was very thorough in treating the whole area. We are very pleased with his service and would highly recommend him to our friends.”

— A. Jones
★★★★★

“On Friday morning I saw what appeared to be droppings from drywood termites in my cabinet. I sent an online inquiry about a termite inspection. I received a call within 10 minutes, and by 130 that afternoon Bill came by to do a free inspection. Bill was knowledgeable, thorough, honest, and polite. He didn’t try to sell me something I didn’t need and provided a synopsis of possible treatments.”

— L. Shortt
★★★★★

“My neighbors used them and they came highly recommended. I called, they scheduled right away to come out, scheduled the tenting for termites right away, and scheduled the walk through appointment. Matthew Klein Senior inspector came out and is my rep now. He is very thorough, honest, and upfront. They do not add additional services just because, they listen to your needs, no games.”

  • Fully insured

On Demand Pest Control holds Pest Control License #JB259950, issued by the Florida Department of Agriculture and Consumer Services. Florida licenses pest control at the state level, so no separate county license is needed for our work in Pembroke Pines. The company was founded in 2017.

We are fully insured and carry general liability and workers’ compensation coverage. Termite services that deal with wood-destroying organisms follow Florida’s Structural Pest Control Act. Each written contract states the coverage, exclusions and homeowner responsibilities for that service, so you know the terms before any work begins.

Why Pembroke Pines Homeowners Choose On Demand for Termite Work

Choosing a termite company comes down to correct identification, a method that fits the termite and clear terms. Here is what we offer:

  • Seven termite services grouped by species: drywood, Formosan and subterranean options stay separate, so the method you are offered matches the termite type the inspection identifies.
  • Written terms for each method: bonds, SPOT treatment, fumigation, liquid treatment and baiting each have their own written terms, so you can compare them before you choose. Formosan fumigation is sold without a warranty.
  • Free standard inspection: the inspection and written quote cost nothing. Paid WDO real estate reports are quoted separately.
  • Licensed and based in Broward: our East Coast branch in Davie serves Pembroke Pines under Pest Control License #JB259950.

Termite Warranty Coverage by Treatment Method

Each termite service has its own written terms. No single warranty applies to all of them, and Formosan fumigation carries no warranty at all. Drywood bonds and drywood fumigation cover retreatment for covered drywood activity during the term. That term is one year for fumigation and the one-year bond, or three years for the three-year bond, with optional annual renewal after that. SPOT treatment covers only the specific areas treated, for 60 days. That coverage cannot be renewed and does not transfer to a new owner. Formosan liquid treatment includes a one-year renewable warranty, and its only remedy is further liquid treatment, never fumigation. The baiting system includes the first year of station monitoring and servicing, with optional annual renewal.

Formosan fumigation is sold with no warranty and includes no obligation to retreat. None of these services pays for repairing termite-damaged wood. Read the full warranty terms for your service before you sign. Each contract spells out what is covered, what you are responsible for as the homeowner, and how coverage changes if you remodel or change the soil around the foundation.

Frequently asked questions

How much does termite treatment cost in Pembroke Pines?

It depends on the species, the method and the size of your home. The starting figure we publish applies only to a one-year drywood bond on a smaller home. Every other service is quoted after a free inspection, and you receive a written quote before you decide.

How soon can someone inspect my home for termites?

ODPC responds the same day. New customers are typically scheduled within 24 hours, and same-day appointments depend on availability and preparation.

Do I have to leave my house during termite treatment?

It depends on the method. For tent fumigation, you typically stay away for two nights and three days, and you can go back in only after clearance is posted. Liquid Formosan treatment does not require you to leave, but people and pets must stay clear of the work area and off treated soil until it has been watered in or has dried. Other methods have their own preparation, which is covered in your written options.

Is the termite inspection free, and what about a WDO report for closing?

The standard termite inspection is free. An official WDO report for a real estate transaction is a separate paid service, and we quote it on request.

Does a termite warranty pay to repair damaged wood?

No. None of our termite contracts covers wood repair or replacement. Where a warranty applies, it covers retreatment or servicing as described in that service's written terms. Formosan fumigation is sold with no warranty.
