Spot drywood treatment and bond work target the wood identified during the inspection, and that work can include attic access. Formosan liquid treatment involves trenching along the foundation and drilling under the slabs that touch the house. You don’t need to leave the house. The drill holes are patched but stay visible. When Termites Swarm in Florida: Timing by Species

For many homeowners, a swarm is the first sign of termites. In a swarm, a mature colony sends out winged reproductives, called alates, to start new colonies. After they fly, alates shed their wings. If you see small piles of wings near windows, doors or light fixtures, tell an inspector. University of Florida research gives Florida-wide swarm timing, and it varies a lot by species:

  • Formosan subterranean termites: In Florida they usually swarm from early April through late June, shortly after sunset, with peak activity in May. A single flight can include tens of thousands of insects. If a building is infested, the swarm can happen indoors.
  • West Indian drywood termites: Each year, before the rainy season in early spring, part of a mature colony molts into alates. These alates leave on several mating flights from April to June, and flights can also happen at other times of year. A colony doesn’t produce swarmers until it’s about five years old, so swarmers come from an established colony.
  • Native subterranean termites: Florida’s three Reticulitermes species follow separate calendars. R. hageni flies in the evening from early December to early February. R. flavipes flies from early January through April, and R. virginicus from early February through late May. Those last two usually fly on warm, sunny, windless early afternoons, often after rain.

Termite Warranty Coverage by Treatment Method

There is no single termite warranty. Each service has its own written warranty terms, and coverage applies only as those terms state. The drywood bond (one-year or three-year initial term) and drywood fumigation (one-year initial term) include any additional drywood treatment ODPC deems necessary for covered activity during the term, at no additional charge. Both offer optional one-year renewal terms. Formosan liquid treatment has a one-year initial term with optional renewal. Covered Formosan activity receives further liquid treatment only, and that agreement never includes fumigation. Spot drywood treatment covers only the treated areas listed in the agreement for 60 days. It is not renewable and can’t be transferred to a new owner. The baiting system includes station monitoring and servicing for subterranean termites during the first year, which comes with installation, and during any renewal term you choose to buy. If you don’t renew, the agreement expires at the end of the current term.

No termite plan pays for wood repair, and each plan covers only the termite species it targets. Formosan fumigation is sold with no warranty. It has no term, no renewal and no retreatment, and any later work is quoted separately as new work.
