Subterranean termites, including Formosan termites, travel from the soil. Each group needs a different method, and a treatment built for one will not fix the other. Baiting systems don’t treat drywood termites, and tenting isn’t used for native subterranean colonies. The inspection exists to match the method to the species.

When Do Termites Swarm in Southwest Ranches and South Florida?

For many homeowners, a swarm of winged termites is the first thing they notice. When swarms happen depends on the species. University of Florida (UF/IFAS) research on Florida termites gives each species its own calendar:

  • Formosan subterranean termites: swarm from early April to late June, shortly after sunset, with peak activity in May. A single flight can contain tens of thousands of termites. If a structure is infested, the swarm can happen indoors.
  • West Indian drywood termites: mating flights run from April to June, but they can happen at any time of year.
  • Native subterranean termites (Reticulitermes): Florida has three species, and each has its own window. R. hageni flies from early December to early February, in the evening. R. flavipes flies from early January through April. R. virginicus flies from early February to late May. The last two usually fly on warm, sunny, windless early afternoons after rain.

The baiting system includes the first year of station monitoring and servicing, and after that you can choose to renew yearly.

Some services have tighter limits. Spot treatment covers only the treated areas for 60 days, is not renewable and does not transfer to a new owner. Formosan fumigation is sold with no warranty. No termite plan pays for wood repair or termite damage, and your written agreement lists the conditions for each plan.
