Florida termites do not share a single swarm season. University of Florida IFAS research shows each species swarms on its own calendar. These windows are useful to know if you find winged insects or shed wings around the house. The timing below is regional Florida biology. It does not measure termite activity in any one city.

  • Formosan subterranean termites: usually swarm between early April and late June, shortly after sunset, with peak activity in May. A single flight can hold tens of thousands of insects. When a structure is infested, the swarm can happen indoors.
  • Native subterranean termites (Reticulitermes): Florida has three species with different windows. R. hageni flies from early December to early February, in the evening. R. flavipes flies from early January through April. R. virginicus flies from early February to late May. The last two usually fly on warm, sunny, still early afternoons after rain.
  • West Indian drywood termites (Cryptotermes brevis): mature colonies send out winged termites on several mating flights from April to June, and flights can happen at other times of year. Colonies produce swarmers only once they are mature, at about five years old.

  1. Schedule the free inspection.

  2. Inspect accessible areas.

    Our inspector checks the areas they can reach, such as the attic, window and door frames, and the outside foundation.

  3. Identify the termite type.

    The inspector determines whether the evidence points to drywood, native subterranean, or Formosan termites. That decides which services can work.

  4. Review written options.

    Drywood activity can be handled with spot treatment, a drywood bond (attic treatment, spot injections, or radius treatment), or whole-house tent fumigation. Subterranean termites, including Formosan, can be handled with a baiting system. Formosan termites can also be handled with liquid soil treatment or Formosan fumigation. Formosan fumigation is a single event sold with no warranty. A separately purchased Formosan liquid treatment carries its own liquid-only warranty. The baiting system is its own agreement, with installation and monitoring that covers subterranean termites, including Formosan.

  5. Prepare the home.

    Tent fumigation requires you to leave the home, typically for two nights and three days, and to complete a preparation checklist. For liquid treatment, you clear items away from the foundation and mark any buried lines before work begins. Installing a baiting system involves drilling and digging in the soil around the perimeter.

  6. Treatment.

    Our technician applies the chosen service according to the product label. For fumigation, you go back in only after the licensed fumigator posts clearance.

  • Drywood spot treatment: covers only the exact areas treated, for sixty days. It cannot be renewed or transferred.
  • Drywood tent fumigation: a one-year initial term with optional annual renewal. Covered drywood activity is re-treated at no added charge.
  • Termite baiting system: installation includes the first year of station monitoring and servicing for subterranean termites, including Formosan. Renewal each year is optional.
  • Formosan liquid treatment: a one-year initial term with optional renewal. Covered activity gets further liquid treatment only. Fumigation is never part of this warranty.
  • Formosan fumigation: sold with no warranty, no included retreatment, and no transfer. If you want more work later, we quote it separately.

The five warranted services each list conditions you are responsible for, such as giving us access and reporting structural changes in writing within ten days. The bond, drywood fumigation, baiting, and Formosan liquid agreements can move to a new owner if we get written notice within thirty days.
