Drywood termites live inside the wood they eat, so they show up in attic framing, door frames, window sills, and furniture. Subterranean termites — including Formosan termites — commonly reach a structure from soil and mud tubing, so they show up at the foundation line and in anything that stays damp. Formosan termites can also establish above-ground colonies, which fall outside a baiting agreement and may call for Formosan fumigation instead. The same chemical, the same equipment, and the same warranty do not apply across these lanes.

Termite swarmers are often mistaken for flying ants. On a termite swarmer, both pairs of wings are about the same length and the antennae are straight. On a flying ant, the front wings are noticeably larger than the back pair and the antennae are elbowed. A close look at wings and antennae separates the two.
Termite evidence is easy to misread at a glance. Frass pellets can look like sawdust. A mud tube behind a shrub can look like dried mud. Blistered paint can look like a humidity problem.
Telling one from the other is what an inspection settles. If something in your home resembles any of the signs described above, that is the point to schedule one.

Preparation requirements and re-entry rules depend on which service you selected, and you receive the instructions for that service in advance. Fumigation requires you to vacate; the typical vacate period is two nights and three days, and no one re-enters until the licensed fumigator tests clearance levels and posts written clearance on the structure.
On services that carry a term, you report activity and service or reinspection follows the terms of your written agreement. Baiting is serviced on its own scheduled inspection cycle.

Termite protection in your area starts around $975 for a one-year drywood termite bond on a smaller home.
From there, price moves with the size of your home, the species involved, how far the activity has spread, and how much of the structure the work has to cover. A localized spot treatment on one window frame and a whole-structure tent fumigation are different jobs with different numbers. Subterranean work is quoted on its own terms, since station installation and liquid application depend on the perimeter. Coverage is tied to the service you buy, and the terms differ in ways worth knowing before you sign. The drywood bond carries a one-year or three-year initial term depending on which you choose, with optional annual renewal after that. Drywood fumigation and Formosan liquid treatment each carry a one-year term with optional annual renewal. On those services, if covered activity shows up during the term, you tell us, we inspect at no charge, and we re-treat at no additional charge — liquid treatment stays liquid treatment under the Formosan agreement, and fumigation is never provided under it. SPOT drywood treatment covers the exact area listed for sixty days and is not transferable. Formosan fumigation is sold with no warranty and no retreatment obligation. Termite baiting works differently again: the system is inspected and serviced on at least an annual schedule during the covered term. Installation includes the first twelve months of monitoring, and additional one-year terms are optional by paying the annual renewal fee.
The limits are the same across the board. None of these agreements pay for wood repair or termite damage, none promise termites will never return, and each one lists specific exclusions. Your written agreement is the controlling document — read it, and ask your inspector anything that is unclear before you sign.
