Rats and Mice in Your House? Here's How We Get Them Out

Residential rodent control takes more than setting traps. Rats and mice get into South Florida homes through openings around the roofline, soffits, vents and plumbing penetrations. If those openings stay open, new rodents can replace the ones you catch. Effective control closes the house and traps the rodents already inside at the same time, and that is how we approach it.

Some features common in South Florida homes can create entry routes for roof rats and house mice. These include tile roofs, vented soffits, attached garages and landscaping that touches the walls or roofline. A thorough inspection finds the active entry points and the likely ones.

Our rodent control service combines inspection, exclusion, trapping and follow-up visits. The inspection determines which entry points need sealing, where interior traps go and whether exterior perimeter bait stations fit the property. Your written quote then lists the work your home needs, along with any optional add-ons you may choose.

Which Rodents Our Home Service Covers

Indoor rodent problems in this region mostly involve roof rats and house mice. Norway rats also show up, especially at ground-level entry points. Our residential service is built around these species.

  • Roof rats: Climbing, nocturnal rats that use attics, soffits, rooflines and trees. These are the ones homeowners often hear in the ceiling at night.
  • House mice: Small, fast breeders that move through kitchens, pantries, laundry rooms and garages. They often leave droppings behind the stove or under the sink.
  • Norway rats: Larger, burrowing rats that tend to use ground-level entry points. They are found less often in attics and more often in lower-floor utility areas.
  • Multi-area infestations: Homes where activity has spread between the attic, walls, kitchen and garage. These need a whole-home plan instead of treatment in one room.
  • Repeat infestations: Homes where trapping was done without sealing and the rodents came back.

Scope limits. The Rodent Service Agreement does not include:

  • Sealing, repairing or rodent-proofing garage doors or roll-up doors.
  • Sealing exterior doors, windows, pet doors or their components.
  • Plumbing or roofing repairs. ODPC is not licensed for plumbing or roofing work.
  • Locating or removing rodents that die inside walls, ceilings, attics, crawlspaces or other inaccessible areas.
  • Repairing damage caused by rodents, such as chewed wiring, insulation or ductwork.

Warning Signs Your Home Needs Rodent Control

Most homeowners first notice rodents by sound, smell or droppings. Any one of these signs is worth a free inspection:

  • Scratching, scurrying or rolling sounds in the ceiling or walls, usually after sunset and often in one section of the house.
  • Droppings behind the stove, in pantry corners, on top of cabinets or in the garage. Small dark pellets are often the first hard evidence.
  • A musky, ammonia-like smell in a closet, pantry or laundry room that doesn’t air out.
  • Grease marks or rub trails along baseboards, beams and the tops of walls where rodents travel the same path again and again.
  • Chewed wires, chewed cardboard or shredded insulation found during attic work, a roof inspection or a storage cleanout.
  • Gnawed food packaging in the pantry, with bite marks on dry goods, pet food bags or birdseed.
  • A pet fixated on one wall, ceiling spot or cabinet that won’t leave it alone.
  • Sightings, even brief ones, of a rat on a fence line at dusk, on the roofline or running along a wall in the garage.

Rodents reproduce quickly, so waiting can let activity grow. An inspection identifies which openings rodents are using and what the home needs.

How Our Home Rodent Control Process Works

Sealing and trapping start together on the first visit. Follow-up visits then check traps and activity. Removal takes a minimum of two visits, 5–7 days apart. Each job follows the same sequence, scaled to the size of the home and the level of activity:

  1. Free on-site inspection.

    Our inspector checks the full exterior and interior: roofline, soffits, gable and roof vents, plumbing vent stacks, gaps around utility penetrations, the attic, and any rooms where you’ve heard or seen activity. The goal is to identify the active and likely entry points so the sealing plan fits your home.

  2. Written quote.

    Before any work starts, you get a written quote that explains what’s included, what the warranty covers and what any optional add-ons cost.

  3. Seal and trap on the first visit.

    On visit one, we close the entry points with professional, rodent-proof exclusion materials matched to each opening, such as soffit returns, roof and gable vents, plumbing vent stacks and gaps around the structure. We set traps inside the home the same day. Sealing the structure drives the rodents still inside toward the interior traps.

  4. Exterior bait stations where appropriate.

    Where conditions call for it, we place tamper-resistant bait stations around the outside perimeter to reduce outside pressure on the structure. Bait stations are exterior only. We do not place bait inside your home or attic.

  5. Optional attic sanitation and decontamination.

    If the attic shows contamination, such as droppings in the insulation, urine staining, nesting material or odor, we offer attic sanitation as a separate add-on with its own quote. It can include removing contaminated insulation, sanitizing and deodorizing, and re-insulating. It’s your choice whether to add it, and not every job needs it.

  6. Follow-up visits.

    We return at least once, 5–7 days after the first visit, to check the interior traps and activity. Additional follow-ups continue as activity requires.

Your part. Tell us promptly about any rodent activity. Give us reasonable access for inspection and any re-work. Complete any third-party repairs we recommend, such as plumbing, roofing or structural repairs. Do not tamper with or remove the installed exclusion components.

Scheduling. We offer a same-day response. New customers are typically scheduled within 24 hours. Same-day appointments depend on availability and preparation.

Droppings and contaminated nesting material can present rodent health risks. Your inspection should identify any contamination that needs separate cleanup work.

Every job begins with a free on-site inspection and a written quote, so you know the price before any work starts.

Complete rodent control in your area — trapping plus full exclusion to seal the entry points — starts around $1,050 for a typical single-story home.

The final price depends on what changes the work: the size of the home, how many entry points need sealing, how heavy the activity is, whether it is limited to one area or spread across the attic, walls and kitchen, and whether you add optional services like attic sanitation. A smaller home with a few obvious entry points and light interior activity usually costs less. A two-story home with heavy attic activity and many sealing points usually costs more. Your written quote lists the scope and the warranty terms before you decide.

What Our Rodent Control Warranty Means for You

Our limited exclusion warranty covers the entry points we identified, sealed and recorded on the Exclusion Form under the Rodent Service Agreement. It lasts for the lifetime of the original purchaser at the original treated address only, and it is not transferable. If rodents enter through a covered sealed point, we re-seal that point at no additional charge, subject to the agreement’s conditions and exclusions. Read the rodent warranty terms for the full coverage, conditions and exclusions.

Some things are not covered. These include new or previously unidentified entry points, such as openings rodents chew later, entry points related to plumbing systems, roofing repairs, damage caused by rodents, and dead rodents in inaccessible areas. If you ask, we will inspect a new entry point at no charge and quote any new exclusion work separately.

Warranty service is reactive. When you report rodent activity or a concern, we schedule an inspection at no charge. We do not perform scheduled or proactive annual inspections. The warranty is limited to re-sealing covered entry points. It is not a pest-free, damage-repair or whole-home guarantee. Coverage also depends on you: report activity promptly, give us reasonable access, complete any recommended third-party repairs and leave the installed exclusion components in place.

We don't quote rodent jobs sight-unseen over the phone because the structure and the activity drive the real price.

How long does it take to get rid of rats once you start?

Most of the heavy lifting happens on the first visit, when we seal the home and set interior traps the same day. Sealing the entry points pushes the rats still inside toward those traps. Rodent removal takes a minimum of two visits, spaced 5–7 days apart, and follow-up visits check the traps and activity. The total number of visits depends on the activity your technician finds.

Is your rodent control safe around kids and pets?

Bait stations are used only outside, where appropriate. They are tamper-resistant stations placed around the perimeter of the home. We do not put bait inside the house or in the attic. Keep children and pets away from traps and bait stations, and do not disturb them. The stations are tamper-resistant only while they stay undisturbed and properly seated. Your technician can show you where the traps and stations are at your home.

Should I just keep using DIY traps from the hardware store?

Hardware-store snap traps will catch the occasional individual mouse, but they don't solve an infestation, because new rats keep coming in through the same open soffit, vent, or plumbing penetration. Professional rodent control combines exclusion (sealing the entry points) with strategic trapping inside and, where appropriate, bait stations outside. If you've been trapping for weeks and the activity hasn't stopped, the open entry points are usually the problem.

Does the price include attic cleanup and re-insulation?

Attic sanitation and decontamination — removing contaminated insulation, sanitizing, and re-insulating — is offered as a separate, optional add-on with its own quote. Not every job needs it, and your inspector will tell you straight whether the attic actually warrants it. The base residential rodent job focuses on inspection, sealing, interior trapping, exterior bait stations where appropriate, and follow-up visits.
