Commercial Pest Control for South and Southwest Florida Businesses and Property Managers

Commercial pest control from On Demand Pest Control gives business owners and property managers a set service schedule, a written record of every visit and a clear scope of service. You might run a storefront, manage an office or oversee an apartment community. In each case, you know what the service covers before you sign.

Service starts with one treatment of both the inside and outside of your building. The regular visits after that keep up an exterior barrier that helps keep pests from getting in. South Florida’s heat, humidity and heavy rain keep insects active for much of the year. A barrier kept up on a schedule meets that pressure at the outside of the building, before pests reach your customers, tenants or staff.

On Demand Pest Control holds Pest Control License #JB259950, is fully insured and has been in business since 2017. Today, our Davie office covers Miami-Dade, Broward and Palm Beach counties, and our Naples office covers Collier and Lee counties. Businesses get the same barrier treatment method and emailed service reports as the homeowners we serve with pest control across South Florida. The differences are the visit schedule and the areas your agreement covers.

As your commercial exterminator, our inspector looks at each property and quotes it on its own terms. Your covered pests are written into your agreement, and specialty problems get their own services. Schedule your free inspection to get a quote for your property.

Which Pests Does a Business Service Plan Cover?

Our general pest control for commercial properties targets the everyday insects that make their way indoors. Your service agreement lists the covered pests for your property, so the plan’s coverage is spelled out from the start.

  • Ants: big-headed ants and other species that move from landscaping into break rooms, kitchens and storage areas.
  • Cockroaches: a common problem around food prep areas, restrooms, drains and loading doors.
  • Spiders and webs: technicians clear webs from eaves, soffits and entryways as part of exterior service.
  • Other crawling insects: pests that settle into stockrooms, closets and damp utility spaces.
  • Pantry pests: included on some plans and also offered as a standalone service for businesses that store dry goods.

Handled under separate agreements: termites, bed bugs, mosquitoes, wildlife, birds and rodents are not part of general pest control, including for hotels and restaurants. Termite, rodent and bed bug services are available, each with its own quote and agreement.

Signs Your Business Needs a Commercial Exterminator

Pest problems in a business usually show up first where customers or staff notice them. If any of these sound familiar, it’s time to schedule a free inspection.

  • Live insects during business hours: roaches or ants on counters, floors or shelving while people are working.
  • Ant trails along baseboards or door frames: a colony outside has found its way into the building.
  • Droppings or egg casings: small dark specks in cabinets, drawers, under equipment or in storage rooms.
  • Webs around entrances and exterior lights: spider activity that makes a storefront look neglected.
  • Staff or tenant complaints: repeated reports of bugs in break rooms, restrooms or individual units.
  • Bugs that return after store-bought sprays: pests keep coming in from outside, and a maintained barrier is needed.
  • Damaged packaging in dry-goods storage: chewed or dusty packaging can point to pantry pests.

Preparing Your Property for Service Day

Service day goes smoothly when access is settled ahead of time. Before the first visit, we’ll confirm who meets the technician, which doors, rooms or units are part of the contract and whether we need to be added to a gate or guardhouse list. With access settled, recurring exterior visits stay on schedule, and interior treatment can happen promptly when you request it.

At apartment and multi-unit properties, property management controls access to shared spaces like hallways, laundry rooms and trash areas. A resident can request service inside their own unit. Sorting this out during the inspection prevents confusion on service day and keeps your emailed reports matched to the areas you contracted.

How Our Business Pest Treatment Process Works

Every business account gets the same core method. What changes from property to property is how often we visit and which areas your agreement covers.

  1. Free inspection and written quote.

Our inspector walks the property, looks at pest activity and what’s driving it, and confirms which areas will be serviced. At multi-unit properties, this is also when we sort out what a resident can request inside their own unit and what property management authorizes for shared areas.

  2. Access coordination.

We confirm gate codes, guardhouse lists, keys and any areas where a staff member needs to be present. That way technicians can reach the exterior perimeter on recurring visits and get into interior areas when you request treatment.

  3. Initial interior and exterior treatment.

The first service treats both the inside and outside of the building. The technician notes the conditions that feed pest activity and uses them to guide the treatment.

  4. Emailed service report.

After every visit, you get an email showing the building was treated, the products used and the areas targeted. That report is your record of each service.

  5. Recurring exterior barrier treatments.

Once indoor activity is under control, regular visits treat the exterior perimeter. We use rain-repellant and rain-activated products that keep working through Florida storms.

  6. Visit reminders and interior requests.

We let you know when your next exterior service is due. If you’d like an interior treatment at that visit, just ask.

How Much Does Commercial Pest Control Cost?

There is no one-size price for a business property. We quote every site individually after a free inspection, because layouts, activity levels and access needs vary so much from one location to the next.

Your quote depends on the size and layout of the property, how much pest activity is present, which areas your agreement covers, how complicated access is and how often visits are scheduled. A commercial monthly plan is available for businesses that need frequent service, and your inspector will recommend a schedule after seeing the property. You’ll get a written quote explaining what you’re paying for before any service begins.

What If Pests Get Inside Between Scheduled Visits?

If covered pests show up inside your building between scheduled visits, call us. A technician will come back and treat at no additional charge. Your agreement also includes a satisfaction commitment on the initial service. Our warranty terms spell out the callbacks, that commitment and the service limits in plain language, and you can read them before your first visit so there are no surprises about what your plan includes.

The limits are simple. Callbacks apply to covered pests inside the structure. Insects in the parking lot, landscaping or detached buildings aren’t included, and excluded pests like termites or bed bugs are handled as separate services.

Frequently asked questions

How often should a business get pest control service?

It depends on the property and how much pest pressure it faces. We offer a commercial monthly plan for businesses that need frequent service. Your inspector will recommend a schedule after seeing the property.

Does a business pest plan include rodents or bed bugs?

No. General pest control doesn't cover rodents, bed bugs, termites, mosquitoes, wildlife or birds. We do offer rodent, bed bug and termite services, each with its own agreement and quote.

Will you treat the inside of our building on every visit?

No. The first service treats both the interior and exterior. After that, regular visits treat the exterior barrier. You can ask for an interior treatment when your next service is due, or call us between visits if covered pests show up inside.

What record do we get after each service?

We email a service report after every visit. It shows the building was treated, the products used and the areas targeted. You can keep these reports on file with your own records.

Can property managers set up service for an apartment community?

Yes. Property management can authorize service for the shared areas it controls, and we'll sort out access to those areas during the inspection. A resident can request service for their own unit.
