Commercial Rodent Control for Florida Businesses

Commercial properties need more than a few traps set in a back room. A warehouse, restaurant, retail store, office or multi-unit property has more rooflines, vents, utility penetrations and storage areas than a typical house. Each one can give rats and mice a way in. Once rodents are inside, they can chew packaging, contaminate stock and nest in ceiling spaces that staff rarely see.

On Demand Pest Control offers commercial rodent control for business owners and property managers who need rodents removed and the building sealed. Our inspector walks the property inside and out to find active and likely entry points. On the first visit, our technicians seal those openings and set traps inside. Once the building is sealed, rodents still inside are pushed toward the interior traps. Follow-up visits then check the traps and activity.

Commercial jobs vary widely, so we inspect each property and quote it separately. The inspection is free. If the concern is pressure from outside and there is no active infestation, we also offer a separate perimeter monitoring service. After the inspection, we will tell you which option fits.

Which Rodents and Areas Does Commercial Rodent Control Cover?

Our commercial rodent control services target the rats and mice that get into Florida buildings and the openings they use. Here is what the work covers and where it stops:

  • Rats and mice inside the building: interior trapping for rodents that are already in.
  • Entry points in the structure: openings at the roofline, soffit returns, gaps, roof and gable vents, and plumbing vent stacks. We seal them with professional, rodent-proof materials matched to each opening.
  • Exterior perimeter: bait stations around the outside of the building where they help reduce outside pressure. Bait stations are placed outside only.
  • Warehouse rodent control: interior trapping and structural sealing for storage and distribution spaces.
  • Ongoing perimeter monitoring: a separate agreement for recurring exterior bait station service. It does not include trapping, sealing or interior work.

Some items fall outside our scope, so plan for them up front:

  • Roll-up, garage and dock doors: we do not seal, repair or rodent-proof them. The same applies to exterior doors, windows and their components.
  • Plumbing and roofing repairs: we are not licensed for either. If the inspection turns up a problem, we point it out so you can bring in the right contractor.
  • Rodent damage: rodent service does not include repairing chewed wiring, insulation, ductwork or contaminated goods.

Signs of Rats or Mice in a Warehouse, Store or Office

Rodents in a commercial building often go unnoticed until stock or equipment is damaged. Call for an inspection if you or your staff see any of the following:

  • Droppings along walls, behind shelving, under pallets or near food and break-room areas.
  • Gnawed packaging on boxes, bags or stored product, or shredded paper and cardboard gathered into nests.
  • Grease or rub marks along baseboards, beams or pipes where rodents travel the same route.
  • Scratching or scurrying in drop ceilings, walls or attic spaces, especially when the building is quiet.
  • Chewed wiring or cables in ceilings, equipment rooms or behind appliances.
  • A musty or ammonia-like odor in storage rooms or enclosed spaces.
  • Activity outside: burrows near foundations, rodents around dumpsters, or animals running along rooflines, fences or utility lines.
  • Reports from tenants or staff of sightings in shared areas.

A single sign does not show how big the problem is. The inspection tells us where the rodents are and how they are getting in.

How to Prepare Your Property for a Commercial Rodent Inspection

A little preparation makes the inspection faster and more complete. Arrange access to the roof, mechanical rooms, storage areas and any locked suites or tenant spaces. Tell us where staff or tenants have seen activity. Clear paths along the walls help our inspector spot gaps, rub marks and gnawing that stacked stock can hide.

Tell us about any recent contractor work too, such as HVAC changes, new electrical penetrations or roof work, because new openings often show up around it. If our inspector finds decayed or damaged wood at an entry point, we close it off short term and report it so you can arrange a proper repair.

How Commercial Rodent Removal and Exclusion Works

Removal and exclusion take at least two visits, 5–7 days apart. Sealing and trapping begin on the first visit, but removal is not complete after that visit. Here are the steps:

  1. Free inspection.

    Our inspector checks the building inside and out to find active and likely entry points. That includes the roofline, soffits, vents, gaps and interior spaces. You then receive a quote for your property.

  2. Access planning.

    We agree with you on access to the roof, storage rooms, back-of-house areas and attic areas, and we set an on-site contact. Our technicians need to walk the roof to do this work.

  3. Sealing and trapping on visit one.

    Technicians seal the identified entry points with rodent-proof materials matched to each opening. They set traps inside the same day. With the openings closed, rodents still inside are pushed toward the traps.

  4. Exterior bait stations where appropriate.

    Perimeter stations go around the outside of the building to reduce outside pressure.

  5. Follow-up visits.

    At least one return visit, 5–7 days later, checks traps and activity. The technician adjusts the work based on what they find.

  6. Optional attic sanitation.

    Rodents can leave droppings and urine in attic insulation. When attic contamination warrants it, we offer attic sanitation as a separately priced add-on: removing contaminated insulation, sanitizing and deodorizing, and re-insulating. It is not part of the base rodent job, and you decide whether to add it.

Your part of the process:

  • Keep food and stock in sealed containers.
  • Keep goods off the floor and away from walls where you can.
  • Keep dumpster areas clean and closed.
  • Repair any plumbing, roofing or structural problems we flag within a reasonable time. Leaving them unrepaired voids the warranty for the affected area.
  • Leave traps and stations where they are, and ask staff, cleaning crews and landscapers to do the same.
  • Tell us promptly if you see new activity or when other contractors work on the building.

What Affects the Price for Your Property?

Commercial rodent work is quote-only. We price each property after a free inspection, based on what the inspection finds.

These are the main factors:

  • The size and layout of the building.
  • How many entry points need sealing and how hard they are to reach.
  • How widespread the activity is inside and how many interior areas need trapping.
  • Any perimeter bait stations, a monitoring agreement or the optional attic sanitation add-on.

The inspection costs nothing, and you can review the quote before any work is scheduled.

  • Sealing and trapping begin on the first visit. Our technicians seal the openings and set interior traps the same day. Follow-up visits check traps and activity.
  • The right service for the problem. An active infestation inside calls for removal and exclusion. Outside pressure can be handled with perimeter monitoring. We tell you which one fits and what each one includes.
  • Clear warranty records. The entry points we seal are recorded on the Exclusion Form. That record is the starting point for warranty coverage, which still follows the agreement’s exclusions, such as plumbing-related entry points and later work by other contractors.

Is Rodent Exclusion Work Covered by a Warranty?

Yes, within limits. The limited exclusion warranty covers only entry points that we identified and sealed as part of your agreement and recorded on the Exclusion Form. If rodents get in through one of those covered entry points, we re-seal that point at no additional charge. The warranty lasts for the lifetime of the original purchaser at the original treated address. Warranty service starts when you tell us about activity. We then schedule an inspection at no charge. We do not schedule routine or yearly warranty inspections.

The warranty does not cover new or previously unidentified entry points, including openings rodents chew later. We quote that work separately. It also excludes entry points related to plumbing systems. Commercial buildings often have other contractors on site, so this limit matters: if anyone else alters the building, such as a new roof, HVAC additions or changes, electrical penetrations, solar panels or other contractor work, you must tell us in writing within 10 days. If you don’t, the warranty ends for the affected areas. The warranty does not transfer. It ends if the property changes ownership or if the purchaser no longer owns or occupies the address. It does not cover rodent damage, and it does not promise a rodent-free building. Your service agreement lists the full warranty terms.

Frequently asked questions

Do you seal loading dock or roll-up doors?

No. We do not seal, repair or rodent-proof roll-up doors, garage doors, exterior doors or windows. If gaps around those doors are letting rodents in, our inspector will point them out so a door contractor can fix them.

Do you put bait inside the building?

No. Bait stations go on the exterior perimeter only. Inside the building, we use traps.

What happens if rodents get back in after the work is done?

Let us know, and we will schedule an inspection at no charge. If a covered entry point we sealed has failed, we re-seal it at no additional charge. If rodents are using a new opening or an excluded area, we give you a written quote for that work.

Does the warranty stay with the building if we sell or move out?

No. The limited exclusion warranty applies only to the original purchaser at the original treated address. It ends if the property changes ownership or if the purchaser no longer owns or occupies the address.

How soon can someone come out?

We respond the same day. New customers are typically scheduled within 24 hours. Same-day appointments depend on availability and preparation.
