Rodent Control for Attic Infestations in South Florida Homes

If you need attic rodent control, something is probably moving above your ceiling at night. Rats and mice get into attics through small gaps along the roofline, soffits, vents and plumbing vent stacks. Once inside, they have warm insulation, shelter from the weather and quiet space to nest. Because the attic hides them so well, a problem can grow for weeks before anyone sees a rodent.

Attic rodent control works best when two jobs happen together. One is closing the openings rodents use to get in. The other is removing the rodents already inside. On Demand Pest Control starts both on the first service visit. Our technician seals the entry points and sets traps inside on the same day. With those openings closed, the rodents still in the attic are pushed toward the traps. Removal is not finished on that first day. It takes at least two visits, spaced five to seven days apart, and follow-up visits check the traps and activity.

Attic Rodents and Entry Points Our Service Covers

Attic work is one part of our broader rodent control service for rats and mice getting into homes. This service focuses on the attic: the rodents nesting in or entering it, the roofline openings they use to get in, and the outdoor activity that keeps pushing them toward the house. It covers:

  • Roof rats: strong climbers that use trees, fences and utility lines to reach rooflines and attic spaces
  • Norway rats: heavier burrowing rats that can still work their way up into a structure through gaps
  • House mice: small enough to squeeze through very narrow openings around the roof and walls
  • Roofline and soffit gaps: openings at soffit returns, eaves and the places where roof sections meet
  • Roof and gable vents: vent openings that rodents push or chew through
  • Plumbing vent stacks: the pipe openings at the roof that can give rodents a path into the attic
  • Exterior rodent pressure: perimeter bait stations outside the home where appropriate

Some work falls outside this service. We don’t seal or rodent-proof garage doors, roll-up doors, exterior doors, windows or pet doors. The service doesn’t include locating, accessing or removing rodents that die inside walls, ceilings or other inaccessible areas. We also don’t repair chewed wiring, ductwork, plumbing or roofing. If we find those problems, we tell you so you can bring in the right trade.

Signs You Have Rats or Mice in Your Attic

You’ll usually hear attic rodents before you see them. The signs below point to rodent activity. An inspection confirms what’s going on and where they’re getting in.

  • Scratching or scurrying at night: noises in the ceiling after dark, when rats and mice are most active
  • Droppings in the attic: small dark pellets on insulation, rafters, stored boxes or near the attic hatch
  • Flattened or tunneled insulation: trails worn through the insulation along the paths rodents travel
  • Gnaw marks: chewed wood, wiring insulation, boxes or duct wrap
  • Grease or rub marks: dark smudges along beams, soffits or roof edges where rodents squeeze through
  • Nesting material: shredded insulation, paper or fabric piled in corners or along the eaves
  • Strong urine odor: a stale, musky smell that builds up in the attic or drifts into living spaces
  • Rodents on the roofline: rats running along fences, trees, power lines or the edge of the roof at dusk
  • Pets fixating on the ceiling: a dog or cat staring at, pawing at or reacting to sounds overhead

Even one or two of these signs are worth acting on early. Rodents chew constantly, and attic wiring and insulation usually take the damage first.

Preparing Your Attic and Roof Access for Service

Attic rodent work goes faster when access is clear. Before your inspection and service visits, move stored boxes away from the attic hatch or pull-down stairs if you can. Leave gates and side yards open, and secure any pets. Our team needs to get into the attic and walk around the outside of the house to check the roofline.

Sealing often means walking the roof to reach vents, vent stacks and roofline gaps. Some problems need other trades: a roofer for roof damage, a carpenter for rotted fascia or soffit wood, a plumber for plumbing issues and a licensed electrician for chewed wiring. If we find decayed or damaged wood at an entry point, we close it off short-term and let you know so you can have it properly repaired.

How Our Attic Rodent Removal and Exclusion Process Works

Every attic job follows the same core steps and takes at least two visits. Here’s what to expect from inspection to follow-up.

  1. Free inspection of your attic and exterior.

    Our inspector checks the accessible attic space and walks the outside of your home. They look at the roofline, soffits, roof and gable vents, gaps and plumbing vent stacks to find the active and likely entry points and to judge how much activity there is. You get a quote before any work starts.

  2. Sealing and trapping on visit one.

    On the first service visit, our technician seals the entry points found during the inspection. They use professional, rodent-proof materials matched to each opening, including soffit returns, gaps, roof vents, gable vents and plumbing vent stacks. Traps go into the attic the same day. Sealing cuts off the routes the rodents have been using and pushes the ones still inside toward the traps.

  3. Exterior bait stations where appropriate.

    Where outdoor activity calls for it, we place bait stations around the outside of the home to reduce rodent pressure on your roofline. These stations stay outdoors. They never go in the attic or your living areas.

  4. Follow-up visit five to seven days later.

    Rodent removal takes at least two visits, spaced five to seven days apart. At the follow-up, the technician checks the traps, removes captured rodents, looks for fresh activity and resets traps as needed. Sealing and trapping start together on visit one, but the job isn’t finished that day.

  5. Optional attic sanitation and insulation work.

    Rodent droppings and urine can soak into insulation, leave lingering odors and make the insulation less effective. If your attic is contaminated, we offer an optional add-on: removing contaminated insulation, sanitizing and deodorizing the space, and re-insulating. It’s quoted and priced separately, and whether to add it is your decision.

Every attic and roofline is different, so we price each job after the free inspection. Our standard homeowner rodent service has a published starting price.

Complete rodent control in your area — trapping plus full exclusion to seal the entry points — starts around $1,050 for a typical single-story home.

Your final price depends on the size of your home, how complex the roofline is, how many entry points need sealing and how established the rodents are. Exterior bait stations also change the scope. Optional attic sanitation and insulation work is quoted and priced separately, and adding it is your choice. The inspection is free, and our inspector gives you a quote so you know the scope and price before you agree to any work.

What the Attic Rodent Exclusion Warranty Covers

If rodents get back in through a covered entry point that we identified, sealed and recorded on your Exclusion Form, we re-seal that point at no additional charge. The coverage lasts for your lifetime as the original purchaser, at the home we treated. Warranty service starts when you report activity. You tell us, and we schedule a free inspection.

There are limits. The written warranty terms exclude entry points related to plumbing systems, so ask us which sealed points your warranty covers. The warranty doesn’t cover new openings, including ones rodents chew later, or damage rodents cause. It isn’t a promise of a rodent-free home, and it doesn’t transfer to a new owner.

Some conditions can void coverage for the affected areas. If another contractor alters your home, such as a new roof, HVAC changes, electrical penetrations or solar panels, you need to notify us in writing within 10 days. Any third-party repairs we recommend need to be completed within a reasonable time. Damage from hurricanes, tropical storms, floods and other acts of God isn’t covered. How long does it take to get rats out of an attic?

Will you remove a dead rat from inside my wall or ceiling?

No. The service doesn't include finding or removing rodents that die inside walls, ceilings or other inaccessible cavities, and we don't open drywall. We seal and trap together to steer rodents toward the traps, where they can be removed.

Are attic traps safe if I have pets or kids?

The traps are placed in the attic, so the main precaution is keeping pets and children out of that space during treatment. Traps can also fail if pets or people move them. Any bait stations stay outside the home.

Do I need to replace my attic insulation after a rodent problem?

Not always. If droppings and urine have contaminated your insulation, we offer an optional sanitation add-on. It removes the contaminated insulation, sanitizes and deodorizes the attic, and re-insulates. It's quoted separately, and you choose whether to add it.

Does the rodent exclusion warranty transfer if I sell my home?

No. The warranty covers only the original purchaser at the original treated address, and it ends when the property is sold or changes ownership. A new owner can request their own inspection and quote.
