Rodent Proofing That Seals Your Home's Entry Points

Rodent proofing closes the openings rats and mice use to get inside your home. It’s also called exclusion. In South Florida, rodents often get in high on the structure. Common spots are soffit returns, roof and gable vents, gaps along the roofline and openings around plumbing vent stacks. Traps can remove the rodents already inside. If the openings stay open, new rodents can keep coming in.

Our rodent proofing services start with a free inspection. The inspector checks both the inside and outside of the house to find active and likely entry points. You learn how much sealing your home needs before any work begins. If rodents are already living inside, sealing is one part of a full rodent control job. We seal the house and set traps inside on the same first visit. Then we come back to check activity.

Exclusion isn’t the right fix for every home, so the inspection comes first. Some homes need removal and sealing together. Others have openings in rotted wood or damaged roofing, and a qualified repair contractor has to fix those. The inspector tells you which situation you’re in and gives you a quote based on what they found.

What Exclusion Work Covers and What It Doesn't

Exclusion work covers the structural openings rodents use to reach your attic, walls and living space. Our technicians seal each opening with professional, rodent-proof materials suited to that spot.

  • Soffit returns: the corners where soffits meet the roofline, a common entry point for roof rats
  • Roof and gable vents: sealed so rodents can’t use them to get inside
  • Plumbing vent stacks: the pipes that come up through the roof, sealed where they leave an opening
  • Roofline and wall gaps: other openings along the structure found during the inspection
  • Active rodents inside: rats and mice already in the home are handled with interior trapping on the same visit we seal

Some work falls outside the service. It helps to know that up front:

  • Doors and windows: we don’t seal or rodent-proof garage doors, roll-up doors, exterior doors, windows or pet doors
  • Roofing and plumbing repairs: we aren’t licensed for roofing or plumbing work, so repairs to those systems go to a qualified contractor
  • Decayed or damaged wood: if an opening is in rotted, water-damaged or termite-damaged material, we close it off short-term and tell you about it. You then arrange a proper repair.
  • Rodent damage: exclusion doesn’t include repairing chewed wiring, ductwork, insulation or other damage rodents have already caused

Signs Rats or Mice Are Getting Into Your Home

Rodents are good at staying hidden, so most homeowners notice the evidence first. If you see any of these, schedule an inspection:

  • Scratching or scurrying at night: sounds in the attic, ceiling or walls after dark
  • Droppings: small, dark droppings in the attic, garage, pantry or under sinks
  • Gnaw marks: chewed wood, wiring, stored boxes or food packaging
  • Grease or rub marks: dark smudges along beams, pipes or wall edges where rodents travel the same route
  • Disturbed insulation: flattened, tunneled or scattered attic insulation
  • Visible gaps: loose soffit corners, damaged vent screens or openings along the roofline
  • Rodents on the roof or in nearby trees: activity near the roofline, especially at dusk
  • Pets fixated on a wall or ceiling: dogs or cats staring at, sniffing or pawing one spot

One sign doesn’t tell you how big the problem is or where the rodents are getting in. The inspection answers both.

Preparing for Your Rodent Inspection

Most rodent entry points are high on the house, so the inspector and technician will need to get into your attic and onto your roof. Clear a path to the attic hatch. If you can, move vehicles or stored items away from the outside walls. Your service agreement explains how roof access is handled.

It also helps to note where and when you’ve heard or seen activity. If noises come from one corner of the attic at night, the inspector can check that part of the roofline first. Mention any recent roof, HVAC or solar work too, since new penetrations often create new gaps.

How Our Rodent Removal and Exclusion Process Works

Our 3 step rodent proofing process is inspect, seal and trap, then follow up. Here’s what each step involves.

  1. Free inspection.

    An inspector checks the interior and exterior, including the roofline, soffits, vents and gaps. They identify the active and likely entry points, work out the scope of the job and give you a quote.

  2. Seal and trap on the first visit.

    A technician seals the identified openings with rodent-proof materials matched to each spot, including soffit returns, gaps, roof and gable vents and plumbing vent stacks. Interior traps go in the same day. Once the entry points are closed, the rats still inside are driven toward those traps. Where appropriate, the technician also places exterior bait stations around the perimeter to reduce rodent pressure outside. Bait stations go outside only.

  3. Follow-up visits.

    Rodent removal takes at least two visits, spaced 5–7 days apart. On each follow-up, the technician checks the traps and looks for new activity.

Optional add-on: attic sanitation. This is not part of the three steps above. If droppings and urine have contaminated your attic, you can choose to add sanitation and decontamination. It covers removing contaminated insulation, sanitizing and deodorizing the space, and re-insulating. Contaminated insulation can hold odors and residue after the rodents are gone. The add-on is quoted and priced separately.

You also play a part in keeping the seal working. Tell us promptly if you see rodent activity, and leave traps and exclusion materials alone. Complete any roofing, plumbing or structural repairs we recommend. If another contractor alters the structure, for example with a new roof, HVAC work or solar panels, notify us in writing within ten days.

Rodent Proofing Cost: What Affects Your Quote

Most homes with rodents already inside need the full rodent service, which includes sealing, trapping and follow-up visits. The starting figure below is for that complete job on a typical home, not for exclusion alone.

Complete rodent control in your area — trapping plus full exclusion to seal the entry points — starts around $1,050 for a typical single-story home.

Your final price depends on the size and layout of the home and how many entry points the inspector finds. It also depends on how hard those openings are to reach and how much activity is already inside. Attic sanitation is quoted separately if you choose it. The inspection is free, and you’ll know the scope and cost before any work starts. If a later inspection finds a new entry point the warranty doesn’t cover, you get a written quote and decide whether to go ahead.

What the Rodent Exclusion Warranty Covers

If rodents get back in through a covered entry point we identified, sealed and recorded on your Exclusion Form, we re-seal that point at no additional charge. This limited exclusion warranty lasts for the lifetime of the original purchaser at the original treated address. If you notice activity, let us know and we’ll inspect at no charge. Warranty service starts when you tell us about activity. We don’t run scheduled or annual warranty inspections.

Not every sealed point is covered. Coverage is set by your Exclusion Form and the written agreement. Entry points related to plumbing systems are excluded. The warranty doesn’t transfer if you sell the home. New openings, including ones rodents chew later, are quoted separately. Damage caused by rodents isn’t covered. Coverage also depends on the agreement’s conditions, including prompt notice of activity, completing recommended repairs and telling us in writing about other contractors’ work on the structure. Frequently asked questions

Can I rodent-proof my house myself?

You can close small, obvious gaps at ground level. In South Florida homes, many entry points are on the roofline, at soffit returns and around vents, where access is harder and openings are easy to miss. If rodents are already inside, sealing without trapping leaves them in the house.

How long does rodent proofing take?

Sealing and trapping start together on the first service visit. Removal takes at least two visits, spaced 5–7 days apart, so the technician can check traps and activity. The inspector can tell you what your home needs after the free inspection.

Are the traps and bait stations a concern for kids and pets?

Interior traps are placed where rodents travel, such as the attic. Exterior bait stations are tamper-resistant only while they stay undisturbed and properly seated. Keep children and pets away from traps and stations, and ask lawn and pool crews not to move or hit them.

Does the warranty stay with the house if I sell it?

No. The exclusion warranty covers only the original purchaser at the original treated address, and it ends when the property is sold or changes ownership. A new owner would need their own inspection and service agreement.

What if I want prevention but don't have rodents inside yet?

Start with the free inspection. The inspector checks for current activity and openings and explains which service fits your home. Perimeter bait-station monitoring is a separate service that reduces rodent pressure outside. It doesn't seal entry points or remove rodents.
